Need Advice Backyard Drainage Issue

    Hi,

    My neighbor's sump pump drains into our yard too. We did get her permission to install a shallow hose covered with mulch that directs the water about three feet further away. Her yard and ours are still very wet, unfortunately. What is really needed is a French drain. We did consult with Andrew of Classic Drainage -- http://classicdrainage.com/ -- about adding a French drain and were impressed with his professionalism and plan, but the price was more than our neighbor wanted to pay, even if we chipped in. (Drilling through rock is expensive!) It's a shame that French drains weren't automatically installed by the builder and included in the price of the houses.

    If anyone has a chance to look at the photos I posted above this posting, I would appreciate any feedback on how to tackle this issue. We have lived here for just over a year, so we are not original owners. Should we report this to the HOA board? Our property is adjacent to common area, and I believe much of the water runs from the common area toward our house (although there is a drain at the center point of the common area). Is this something the HOA would assist us with?

    If that was my yard I'd get a piece of string, a couple of stakes and a level and see what the slope is and whether it's going away from your property or if you're just looking at a low spot there.
