WANTED- Looking to buy SF home in Broadlands

    We are hoping to find a home in Broadlands this spring. We're somewhat flexible on timing as we're currently renting in the area, but would like to be closing by the end of the school year. What we are looking for: 5 BR / 3.5+ BA (but 4 BR might work depending on space in basement); backing to common area, or larger lot; cul-de-sac location a bonus; prefer the openband-free area, but would consider if home was right. Please send me a private message if you are planning on selling. We are not necessarily looking to circumvent the realtors (tho could work with a FSBO if needed). mainly we are just hoping to get a jump on things that might be coming on the market soon.     Thanks! yes, we looked at that one - it's a beautiful house but not really what we're looking for in terms of yard space. but I appreciate your message!

    house on vestals gap across from the end of gentle heights court going on the market in the spring. end lot. put a note on the door?

    Understand there are few large lots in the North... there are larger lots in the south.. but your house may still be closer together then it would be in many lots in the north. There are lots in the south with massive backyards, but still with poor stand-offs.

    The north will have more lots backing to trees.

    Your timing needs to be really lucky to find a house on a cud-de-sac that meets all your criteria. The numbers just aren't in your favor in terms of availability vs what is already generally a tight inventory for homes in the north. We had flexibility in timing and still never found one that met all the criteria (similar to yours) and usually you need to compromise on something. We compromised to be on a secondary street vs a cul-de-sac.

    I think we only saw one that met all the criteria like that, and the lady wasn't really interested in selling.. just fishing in the market with crazy numbers seeing if anyone would bite.

    Yes, that is what we have found too. We've been house-hunting for well over a year now. Last spring we ended up renting a house because we were late onto the market when our house sold in May, and missed a few that would've worked for us. I know larger and/or private lots are not the norm in BLs but we remain hopeful! Doesn't need to be on a cul-d-sac, and space behind is more important than on the sides. Also experienced more than one person 'fishing the market' as you said - which is really frustrating for people who just want to buy a house at a fair price!

    Good luck with your search! After about 6ms and 3ms living in an apartment we were able to find a property to our liking. Seems the only way you can do it is to be renting with short-term so you can jump when the moment strikes. 3ms living out of boxes was enough for me :)

    Guess I need to close out this thread. Much as we would've loved to have found a home in Broadlands, we ended up expanding our search area and closing on a wonderful home in Lansdowne. Thank you so much to all who posted and sent messages though - very helpful and I appreciated every one of them!
