I could be wrong, but it looked like CVS was moving into the space.

 

That would be the largest CVS I've ever seen! I don't see how they would benefit moving from one end of the shopping center to the other.

I really hope it's Trader Joe's, although the space is quite large for that too.

Time will tell. Meanwhile, Global Food continues to be my favorite market in the area

 

TJ's has publicly denied moving into Borders in Sterling. It was in the paper. Also, that space still had "For Lease" signs up in it recently... so I don't think that is likely to happen.
I can't imagine TJ's going into that center as they target 20-30 something's with little time to cook. The only way I see us getting a TJ's is if Metro is approved and they go into one of the "Metro" shopping centers at Moorefield or Loudoun Station.

 

It fascinates me how TJ's perceives it's target demographic because the only TJ's I've ever been to - Reston - is quite contrary to it. Lots of seniors in my experience. And since when was Loudoun not home to 20-30 something's with little time to cook?

If TJ's is looking for a location with decent space, traffic and demographics, I wonder if they considered the old Bloom in Leesburg across from the outlets. Seems to be a lot of business is in that area.

 

One of the problems with either the Ashburn or Leesburg Bloom locations is that they are both larger than what TJ's tries to shoot for (10K sqft). The Bloom places come in at about 13K sqft.

TJs seems to be a stickler on size. We need to find a space that is roughly the size of the Eastern Mountain Sports store (9.9K sqft) over by the Wegman's in Sterling, and not too saturated with other grocery stores (another stickler). One close by, like the TJs and HT in Reston, isn't an issue. When you can't go further than a couple miles and run into one grocery store after another, it is. I haven't been able to find a place like that on the map in Ashburn or Leesburg.

I think HT and Wegman's has effectively squeezed out any chance for WF or TJ to appear in our area, unless something changes in TJs business model or HT folds a few stores. One Loudoun may be a possibility if they can keep other anchor grocery stores out of there.
