Broadlands South Retail Center

    I'll be moving in to Southern Walk hopefully next week, so I've been trying to catch up with the proposed development of the Broadlands South area. Maybe everyone knows this, but the developer filed a revised Site Plan for the Retail Center going in on Wynridge. It will be a grocery store, two banks with drive-thru, a pharmacy with drive-thru, and one or two fast-food restaurants with drive-thru (and then other retail pads).

    The total size is only about 117,000 sqft, compared to a total 200,000 for the Safeway shopping center. The grocery store is only 56,000 sqft or so (if I'm remembering correctly)- is that a normal grocery store size, or could be a bit smaller and accomodate a more specialized chain? I've heard they're still in discussions and haven't finalized the anchor store yet....

    Finally, my last question is: I'm going to be living on Tumbletree Terrace (which is the extension of Village Dr across from the Nature Center). The Stream Valley Park runs between my townhouse and the new reatil site- is there a trail running through that portion of Stream Valley Park? I haven't walked the area, so I'm not really familiar with it. (I'd love to be able to walk to the store/Wendy's/pharamacy, etc.)

    Wow. Interesting news on the retail center. I didn't realize that was going in. Where did you get your info? Is there a website?

    Oh, yeah, that's the part I left out. If you're interested in seeing the plans, you can find them on the 2nd floor of the County Government Building- go the Land Records and ask to see an active file: the file number is STPL-2004-0097. It just gives a general layout and proposed plan, landscaping, parking, etc...

    I work for the County, so I know where to look. =)

    Wow, that's cool -- I had no idea that was going in either. Do the plans speak to timing at all? I'm sure it's a ways off, but just curious.

    Obviously, some people need to attend the Developers Update meeting sponsored by the HOA in February !!

    BTW .. I don't believe it will be a Trader Joes .

    lol- Piggly Wiggly in NoVA. THAT would be a hoot!! (I come from the South, so I'm used to seeing them all around).

    There are no specifics on the timing of the project, though I'm sure the "Developers Update" will help us out. The project doesn't have to come before the Board of Supervisors or go through any Public Hearings, since it's just a Site Plan approval.

    However, the one possible holdup is that the developer is wanting to modify the amount of buffer between the retail center and the Vantage Pointe community. It's too long to explain here, but basically when they built Wynridge, they actually built part of it too far south, so some of the land on the north side of Wynridge is actually part of the Vantage Pointe HOA's easement land. Currently, the retail center has to be setback 50 feet from this easement, which is silly, since it's on the opposite side of the road from the community. The developer just wants to modify the required setback, so they can build close to Wynridge.

    Staff has no problems with this request, and it should be approved. However, it's tied to a couple other requests, which could get sent to the Land Use Committee, etc... It may be a couple of months before approved, and then the Site Plan can get approved. That's my general understanding of the timeframe. Maybe the developer will have a better idea. Though, do we always believe what they tell us? :)

    The rezoning proposal received a unanimous recommendation for approval from the Planning Commission and will be heard by the Board of Supervisors this Tuesday for final approval.

    Yes, it's coming up Tuesday, but it's only a Public Hearing. To approve that night they must suspend the rules, which they don't commonly do. It's possible that the application will be given final approval, but often land use applications are at least sent to a regular Business Meeting, if not sent to Land Use Committee.

    Do you know if they are building any condos. or more town houses?... We need some affordable housing in northern va. Thanks!

    I'd be willing to bet it's gonna be a Harris Teeter. There are 3 of them going up in Loudoun County according to the Washington Post.

    Since the Brambleton village center at the intersection of Ryan and Belmont Ridge will have a Harris Teeter, I don't think they will build another one only a few blocks away in Broadlands South.

    They are proposing building condos -- 234 multifamily units. 15 of them will be reserved for "affordable housing". Also, if you're over 55, the "adult housing" that was originally planned to be an assisted-living/nursing home type place are now proposed to be just condos restricted to adults. Of course, I would expect these both to go for about 400k today. But maybe that's the "affordable" you meant?

    Don't be so sure. They are making an extremely aggresive play for the Northern Virginia market. There is also one going up over at the Ashbrooke Commons development near the entrance to Ashburn Village!

    Exactly! There is also "high probability" that a Wegmans will be going up in Leesburg as well.
