Do we have an estimated time of exit for when the snow plow company will stop using our play ground park lot for storage?

Where are they this year? They used to use Summerbrook Pool.

I would guess end of winter since you never know when we might get some snow?

A few things. I'm not allowed to park a tool truck in my
Driveway but the hoa is allowing storage for these trucks,
Plows, old tired old barrels, ripped covers etc... It's dangerous and looks like a junk yard!

I'd be curious to find out if there is a fee being collected for this storage?

And if the HOA does collect a fee for it who do you think really pays that fee - not the contractor - he would pass those costs on to the HOA and thus us. My guess is having the needed supplies kept on site makes the cost for snow removal a whole lot less then if they were forced to keep it elsewhere. Since the pool parking lots are not used in the winter I would think this would be a good use of the space and a savings to the association.
    But that is just me.

"My guess is having the needed supplies kept on site makes the cost for snow removal a whole lot less then if they were forced to keep it elsewhere"

    Fair point

But the residences are not allowed to keep a tool trailer/ RV etc.. in their driveway and we are forced to pay for off site location.

"Since the pool parking lots are not used in the winter I would think this would be a good use of the space and a savings to the association"

If you visit the site as often as we do you will notice the pool playground parking lot area is used very often. Cold days, rainy days, snow days. We ride our bikes, push our strollers, walk our dogs, run and play in the area.

We pay money for the beautiful year round Broadlands landscape and playgrounds and this storage looks like a junkyard.

I'd wager you're more upset that they get to park a truck and you don't...

I haven't driven by there recently.. but in the past they've always used the back end of the lot near the pool - and back of the property - not anywhere near the street or up front near the playground.

The back of the parking lot is where the playground and basketball court are. Also, the trucks park haphazardly to boot.

The Southerwalk pool off of village is a shambles. There are trucks and piles of mulch parked half-as--- in the back of the lot. Looks horrible. I just assumed it was "temporary" but it's been there since October.

I was wondering where they were this year. They were always at Summerbrooke. I guess they moved to Southern Walk pool this year for some reason. You will like it if/when it snows - if you live close, it seems that you get plowed first and last. I don't mind them parked close to me.

I don't think most people would mind if the items being stored were orderly & neat. Sorry it just looks trashy, like city dump trashy.

You can't leave anything to interpretation with contractors. Spell it out, exactly how these items should be stored. I say take a photo and tell them it's unacceptable. Mulch sounds like the landscapers too. What a mess!

You can see the mess from Wynridge Drive. Parking at the back of the lot accomplishes nothing when it's a mess and there's a lot more traffic along Wynridge/Claiborne than Village (??).

It looks terrible from Wynridge and from Claiborne. That's our usual go-to parking lot for riding bikes (both of my girls are still in the learning phase of that) and playing, and it has basically closed that option off to us all winter. It looks bad and it's dangerous for the kids who normally go through that parking lot to the playground.

The back of the Summerbrooke lot is a much better option, since it's away from playgrounds and must further away from the line of sight for most.

It does look like a mess. It's the first thing I see out my bedroom window every morning. I'd be very interested to know if we're getting some kind of income from renting out our parking lot.

It does seem to be a poor location choice - you can see the mess from the road and a bunch of kids have to walk through it to get to the playground.

I agree with others in that it is "unsightly" from Wynridge.

I've sent an email to the GM of the HOA, Sarah Gerstein, so I"m waiting on a reply. She'll fix it.

Personally I do not mind the landscapers dumping the mulch in that
Area they move it quick and do a great job many people that visit us
Comment on the beautiful grows. I don't have any desire to park an
over sized truck in my drive and respect and understand why
that hoa rule is in effect, because like the plows it takes away
From the beautiful landscape and play grounds

So apparently I'm the only one who complained about this officially. If anyone feels this is an issue, might want to bring it to the HOA attention. The GM sent me back a very detailed note, she is pretty good and responded very professionally. If you feel strongly about this email or attend next month HOA meeting.

    Letter sent to me 2/15/2013

    Mr. Salas,
    *
Thank you for contacting Broadlands Association, Inc. and expressing your concern over the storage of snow plow equipment in the Southern Walk Pool parking lot.* Signature Decks provides the snow services for the Broadlands Association, Inc.* Broadlands has allowed the contractor to store their equipment in the unused pool parking lots during the winter season for a variety of reasons.* Storage of materials and vehicles on site allows for expedited treatment or association owned streets during winter weather events.* It also allows the contractor to waive the normal 2-3 hour minimum portal to portal charge per machine that is standard in snow services contracts, thereby saving the association money.* It also guarantees that we will have equipment on site dedicated exclusively for Broadlands and not circulated out to other sites in the county, which ensure speedy service to our roads when hazardous conditions arise.
    *
The location was moved this year from the Summerbrook parking lot to Southern Walk because they are able to more securely protect the equipment from theft.* Many contractors have been hit with plow theft, and the ability to block that 1/3 of the lot provide additional security, which is not available in the Summerbrook lot.
    *
Your email is the first complaint I have received.* I toured the parking lot this morning where the plows, trucks, and materials are being stored and I did not find their setup objectionable.* The vehicles and plows are lined up for ease of access in the event of a winter weather event.* Tarps covered materials as needed.* If we receive complaints regarding the setup, the Board may wish to discuss this at their next meeting, scheduled for Tuesday, March 12 at 6:00pm.* You are welcome to attend the meeting and address the Board directly if you would like.* We afford owners the opportunity to speak to the Board during the open forum at the beginning of every meeting.
    *
Please let me know if I may be of further assistance.
    *
    Sincerely,
    *
    Sarah E. Gerstein, CMCA®, AMS®, PCAM®
