Southern walk pool diving board

    Chris, will you be coming to our next Board meeting as you have been for the last couple times? I would love to discuss your concerns with you and get more information regarding the examples you've mentioned. I'm extremely intrigued by your comment regarding "street lights out everywhere" and in "desperate need of painting", especially since you've been our electrical contractor up to now and I thought you were maintaining those street lights. Sounds like you've got bigger issues regarding the Board, our actions and our GM; I hope to have an opportunity to also discuss those concerns with you in person at our next Board meeting on August 13th at 6PM.     While I agree there are some issues in the neighborhood, these board members are volunteers, they do a lot of work on their own free time so threatening to vote them out is uncalled for. The new manager might still be finding her way, she is fairly young and this is her first large community to manage if I'm not mistaken. If there are problems you know of, identify them, send a email to the manager and the president of the HOA or your favorite board member. If they don't know about it they can't fix it.

    Hey Eric, I was under the impression that this was an anonymous open forum. I think it was very unprofessional of you to reveal my identity to the community! Eric you should have spent less time revealing who Chris67 is and more time addressing the issues of the community members...

    It is bad form calling out Board members and management on our public forum. If you don't like how thing are being run, address the Board at a monthly meeting or run for the Board.

    So, if you will recall, when we did the reserve study a few years ago, it was recommended that the reserves for homes with private streets be lowered. I questioned this quite a bit and did not see how it was possible. It was explained that actual measurements were taken and a more accurate number was given. I initially did not support lowering the reserves was convinced and agreed with it.
    The reserves that affect all homes, to my knowledge, was never done "on the cheap". We went with what was recommended by the reserve study company and management.

    It's easy to say "pools are under budget" after a fairly substantial increase in the budget. I agree, overall, we get a decent value for our money. I also think we might be able to do as well for less money. Throwing money at things just for the sake of it does not necessarily "make things better." Just look at our Federal Government for an numerous examples of that!

    But pools have the potential to be the biggest money pit. Who on our HOA staff is experienced in pools, pumps, equipment, etc. and will be able to tell neglect from normal where and tear? The reason I ask is that High Sierra has been put back in charge of pool equipment/maintenance. This is the same company that we FIRED from doing it a few years back due to incompetence and negligence. Why on earth would we give it back to them? Even if pools are under budget, it doesn't surprise me at all that there are "unexpectedly high pool expenses" when you have given their maintenance back to a company previously demonstrated as not capable of maintaining them.

    Cliff, once again, you are making accusations while leaving out important pieces of information...

    One of the reasons we budgeted more in 2013 is because we knew we had to install 3 new lifts in order to comply with ADA requirements, totaling $15K. We budgeted for this and we did it. This is why we increased the budget over 2012 figures. We could not get away with getting around ADA compliance since we sell outside pool memberships and have swim teams with open meets. I believe you were present as a spectator during one meeting when we discussed this.

    If you believe that being ADA compliant is "Throwing money at things just for the sake of it", then I would like to hear your reasoning behind that.

    Eric- I am not making "accusations". If you think my post was accusatory, then consider your post implying that I ran the HOA "on the cheap" as accusatory. Actually, I take it somewhat as a compliment.

    But you didn't address my other points: why did we rehire a company we fired for incompetence? This is my biggest concern and why I am worried about pool expenses.
    How did the reserves suddenly go up so much when great lengths were spent to explained why they were reduced the previous time?

    We stopped using them a few years ago, and from my understanding, things changed on their end as well as with the service we were getting from the company we switched after using them. Additionally, the 'scope' of what they are responsible for this year has been reduced. They are responsible for a lot less than they were prior, including I believe, the areas we had issues with the previous time we used them. I will re-iterate, as of today, we are UNDER budget in regards to the pool budget, so let's stop insinuating we are having an issue with pool expenses this year.

    That was not directed only to you, but to the Board as a whole, including myself who sat on the Board with you when we made some of these decisions. Knowing what I know now, in regards to the particular issue surrounding reserves, I don't think we properly looked at the long term effects of our decisions and went with the 'cheapest' option. Additionally, the Board was not provided with the correct recommendations by previous GM's based on the reserve studies. It all looked good on paper and made it easier to keep dues low, but we were all at fault, the Board, as well as the previous GMs, for accepting the 'minimum' amounts specified in the study, without examining the long-term effects of going with such an amount. Sarah, our new GM, as well as Carol from Armstrong/FirstService spent time explaining the latest reserve study to the Board and provided better information for us to make a much better decision for the community, both in the short-term AND long-term.

    Wow. I guess he got outted. Hey Chris, you must be the guy everyone sees taking care of our lights! No need to remain anonymous on a Forum if the moderator tells everyone who you are!!! WOW. Worst case of protocol breach I have seen on a forum. what would I expect after moving back to the area? Nothing new. Just Van Metre and their stooge pigeons running the show. Now that we have outted him...let's see...I met him before. My Dad was an electrician and I happened upon Chris one day just to chew the fat. Ended up hiring him after seeing how he takes care of his neighbors and the neighborhood. Also, he puts up our Christmas lights. Seen him in the rain, cold, dark. I suppose this is why we have lights out now? From what I can surmise Chris got booted? Nice. Van Metre done brought in a fox to watch the chicken coupe! Hooray proxy votes!!!!

    Chris maybe I will bring you back over to Belmont where you did an amazing job on the entrance lights! I fought the corruption in that organization and got you that work. I am pretty good at that.....just saying

    Hey Eric, why wait until the next board meeting? Let's meet in the next day or so-- Starbucks? I would like to discuss your abuse of power for revealing my identity on this public forum, and I will also address the examples of the HOA management neglect in the Broadlands.

    Chris why are you complaining about the lights being out when you maintain them? Are you not getting access to them or something? And whats with all the secrecy? This is a community forum, why do you not want people to know who you are?
