HOA Fees????

    Well, we are heading into the last HOA payments for both SWHOA and BHOA for the month of December--Has anyone found out what the fees are going to be for 2014? Can't believe that we are heading into December with no communication as to what the fees are going to be for 2014 or are the fees remaining the same for 2014? Bueller? Bueller?? Anyone?

    Last year the 2013 BHOA fees were in the December 2012 newsletter. Should be receiving the newsletter in the mail later this week.

    I received the SWHOA notice of the Annual Meeting - no mention of fees.

    Last year's balance sheet and this year's budget are not in the meeting notification either. That could be because the fiscal year is extended by 6 months. No adjusted budget for 2013 is in packet either.

    There is a clause in the Declaration which says that in the event the Board fails to adopt a budget a budget, the homeowner shall continue paying at the same rate. That is a fair provision in the association's binding documents to prevent the it from stop paying the Openband. After all, if SWHOA is not collecting the assessments from the homeowners, it cannot pay for the Openband services.

    But, what happens to the special assessments to fund the litigation. I went back to last years assessment, this $30/month special assessment to fund the litigation is actually rolled into the regular assessment. Which means, there was no special assessment in 2013.

    Now that SWHOA as moved the back the end of fiscal year by 6 months, from Dec 31st 2013 to June 30, 2013, it will operate without a formal budget for that 6 month period. Homeowners are now obligated to pay to additional $30/month and SWHOA will claim they have not assessed any new monies for the litigation. As a matter of fact, they will boast that they have reduced "special" assessments for the next fiscal year from $30/month to $20/month or so.

    Looks like the SWHOA board deliberately moved the fiscal year end date to collect the litigation funding from homeowners without actually adopting a budget. We suspected it already.

    I strongly condemn the back door method of collecting monies from the homeowners without adopting a budget. SWHOA board should adjust the 2013 budget in the annual meeting to cover the 6 month period from Jan to Dec '14 .

    Broadlands HOA fees for 2014 will remain the same - as noted above these are typically announced in the December newsletter along with the budget, which will be out around December 1.

    My only comment is that I hate receiving my meeting notice and packet on November 24th and then find out another mailing is coming around December 1st. Seems like a great place to save some $$$ on postage.

    I believe that you received your Southern Walk HOA packet, which is a different entity than Broadlands HOA. SWHOA is only for a subset of Broadlands and was established to serve an entirely different purpose than BHOA.

    I would like to mention that my fees are collected via direct debit. However, I received a package with the payment coupons and envelopes. Which seems wastefully redundant.

    Many of us now have received coupons for BHOA by now. Has anyone received coupon books for SWHOA yet?

    I haven't received anything yet either. I think there is still time left to get submit your proxies with write-in candidates for the December 19 annual meeting and electrion. New board members may help increase communication by the SWHOA, which is sorely lacking. Looking at the different forum posts, I see two write-in candidates:

    • Sasidhar Aadipudi (cogs)
    • vikas garg
