Driving past the Broadlands Plaza shopping center today I noticed a sign where the Blockbuster used to be. It was a sign for a Dollar Tree store.

That storefront has been vacant for some time now. Why not a Dollar Tree over a vacancy?

I, for one, would LOVE a dollar store in the area! They have the best prices for cards, party supplies and holiday decorations. It isn't going to attract people from out of the area-no one is going to make Broadlands a destination because it's there.

Perhaps you can lobby the property managers for a scrapbooking or a truffle store... or a nail salon -- we need more of those! ;)

Sure Dollar Tree is mostly Chinese junk, but they have some limited use, like what mdcrim mentioned, and now we don't have to drive to the lowly ghettos of Leesburg or Sterling to get our party favors! Maybe I'll see you out there picketing the poor people store.

    Hierarchy of Loudoun Arrogance

    Brambleton >South Riding > Broadlands > Ashburn > Leesburg > Sterling
Note: Western Loudoun doesn't even count.

Dollar Tree should only be permitted in Sterling Park and check cashing places should only be in the poorest neighborhoods preferably near where minorities live. We don't want "those people" in the 20148.

This post is ok because I have black friends and I wasn't born in the US. Glad I'm not the only person ok with a new store. Should we wear bags on our heads when we enter? We don't want others to know we shop there.

WHAT NERVE!!! Filling a vacant shop with a store beneath Broadlands stature!
Ahhh, this thread harkens me back to the good ole days when neighbors complained about the Mattress and ABC stores.

    (bet it does well)

I'm guessing that this will be more like a Walmart express than a dollar store.

I have no problems at all with a Dollar Tree coming close to us, I will admit and am proud of it that I shop at Dollar Tree. When I taught preschool, I bought alot of the stuff I needed from there and always groaned that there wasn't one closer because I had to go to Leesburg or Sterling. It bothers me that a few of my neighbors are so arrogant and are classifying the Dollar Store as "poor." Not everyone in Ashburn can afford to live in the single family homes, but I LOVE the area and think it's wonderful for my son to grow up in!!

    GRRRRRRRR

Wow, there were a lot of assumptions in that last post.

Many years ago, Walmart wanted to build in Broadlands, on the vacant commercial land between Clyde's and Claiborne Parkway. The Developer said "no thanks."

My point wasn't about the type of store or "class" of store, but the sustainability of the store. I shop at the Dollar store in Leesburg for many of the items referenced in other posts, but I go once....maybe twice a year. When you think about the stores that have survived in Broadlands...and those that have thrived...its due to constant and repetitive business. With a Dollar in both Sterling and Leesburg, our Dollar is betting that the occasional shopper from all the surrounding developments are enough to make it a go. I just don't see it......

So... Your beef is with the management company even considering a lowly and shady Dollar Tree it seems ;) Sure, the market will speak. Perhaps they can put up a fence in the parking lot so people can shop there without fear of ridicule from being spotted there. ;)

I agree with Mom2two's premise. The bar seems to be set awfully low for our neighborhood. The last two businesses lured to Broadlands by the management firm; A Tire Shop and Dollar Tree. So much for charm and walkable destinations. And, if I'm an existing business owner in one of those of strips I'm not real bullish on increased foot traffic or spillover. Lastly, Mom2two sorry you had to suffer the insecurities of some of the posters here.

Would you rather continue to have units sitting empty? It's not like it's a pawn shop or strip club. Insecurities? She's the one insecure with having a Dollar Tree open up. It's not a big deal.. sure, it's not what any of us would pick first, but neither was a mattress store, scrapbooking store, horrible mexican restaurant, etc. =)

At the end of the day, business is business. Let's all just deal with it. If it fails we can complain about what a mistake it was. If it's a success then we can congratulate the business owner on doing well.

Yes, because the nail salons, take-out, and dry cleaners they bring in in phase 1 were oh so charming and unique!

From the other owners who have posted here... it seems the management company is only interested in finding people willing to pay their rates.. and could care less about what community makeup they have.

I would be okay with a pawn shop. I wish a mattress store was still there (need a frame and possibly a new bed). i'm fine with Dollar store and would like a (good) Mexican restaurant.

Dollar Tree is awesome. Cheap Halloween decorations, party stuff, decent crafting supplies. There are a few Ive been in that are well maintained, stocked with decent stuff, and -gasp!- there were BMW's, Merc's and even a Lexus in the parking lot! But Im sure -those- people were drug dealers or something.
