Need Help! Roof Leak

After snow buildup, I have been experiencing a water leak between the laundry room and guest bedroom. Our home is Washington Homes, Landan model. Anyone had experienced same? I would appreciate any recommendations and/or similar experiences.

We have a Washington Homes / Landan and had leaking in the same area about 15+ years ago. Ours was caused by an ice dam between where the roofs come together over the garage. When the thaw occurred the snow would melt and water moved over the flashing into the room over the garage. New flashing and caulk fixed the issue. Our house does not get any sun in the area of the roof -- so snow/ice would build up and when the snow melts off the roof it hits the ice dam and just followed the path of least resistance into the house. We had Washington homes replace the carpet in the room and the fixed the roof.

My guess is that during the big snows we had there was some freezing that pushed into the flashing and when we had the melting you experienced this. For us, water would come in next to the laundry room in the corner of the bedroom and if you opened that little side door water / hidaway against the wall water was dripping down in there.

Thanks for sharing your experience. Looks like we have the similar leak . I went into the crawl space through the little side door and saw water coming in next to the laundry room wall.

 

Just remembered. Some water dripped down into the bathroom and discolored a part of ceiling. Just had to paint that over, but a reminder that a lot of parts are connected together.

 

Stain on the bathroom ceiling was what prompted me to investigate. When Washington Homes replaced the flashing on your home, do you remember if they did anything different with the flashing, like making it bigger.

 

I believe the flashing was metal/aluminum and went up the outside wall by 6 - 8 inches. Didn't measure it, so just an estimate. Only issue we have had since is when we got hit with 3 feet of snow over one winter about 4 or 6 years ago, but the leaking was minimal
