Need Advice Screened Porch in Townhome

    We own a town home in the Southern Walk area of Broadlands. We have a deck on the 1st level and I was wondering if we are 'allowed' to have a built in porch on the lower level? Are there any restrictions (I know we need to get HOA approval).
    And if so, any leads on a great contractor/company that would do it.

    I'm not sure if they've allowed it on townhomes... @T8erman or @vacliff would probably be able to comment on past examples

    Surprisingly, they allow cabanas on the upper decks of townhouses, so maybe they'll allow a screened in patio. Did you mean screened in or a 4-season room?

    I meant a screened in patio (below the upper deck). Guess there is a marked change in rule if it were a 4-season room..Thanks KTdid.

    I don't believe we have approved a screened in porch for on TOP of a deck in a townhome, nor do I think it would be allowed.
    I also don't recall if we've had an application to screen in below the deck. This would have a better chance for approval.

    Too bad the cabanas were approved. My neighbor never gets sunlight now because of the obstruction. Poor decision in my opinion.

    Update: I had an email from the HOA OFFICE about this. Since the builder hadn't offered this they don't have design guideline and no one in southern walk has a screened in porch they feel I 'probably will not be permitted to construct one' - I feel it's a very flimsy reasoning and plan to talk and convince:)

    yeah, screened in porches are really nice and I've seen them in Ashburn and they look fine.... hopefully there's a chance =)

    Thanks boomertsfx! Robin from the HOA office is being helpful. Anyone has good Patio Contractor leads??
