Broadlands property values

    ahh, no we had permits, inspections, etc. -- all legit I wonder why it is not showing up. maybe next year it will pop-up.

    You're lucky, then. Last spring, we had a deck built on the back of the house. When I checked our info on the Loudoun website two weeks later, the deck was already included on the assessment. It's almost as if they couldn't wait to put it in their system.

    Got my assessment today........[B)][B)]

    Last year 490,600
    Today its now 601,800

    23% a year, now that hurts guys. Im just glad they dont assess it at full value....[:0][:0]

    Last year I went from 400,000 to the 490,000

    When will it end. I only wish my salary could even come close to this kind of increase. Dont even get me going on hazard, auto and health insurance either. I think Im in the wrong business....LOL.

    I believe the driving force is development and demand. Frankly, I don't believe that the demand is driving up the prices that fast.

    IMHO:
    1. You have people willing to pay the prices asked.
    2. You have developers that set their prices about 20 to 40K more than the last asked price in the area !!

    Seems like this is about standard for area. The 2005 assessment on our townhouse is up approximately 24% over 2004 [xx(]

    You're under-assessed by at least $100,000!! Consider yourself lucky! A house similar to yours, but not as nice, a few doors down from me just sold for $720,000.
    My assessment just went from $591,000 to $738,000.

    $120k or 32% increase, that's an additional $112 a month - there goes the college fund

    I think you live around the corner from me :D and to see your assessment at 738000 makes me feel much better......[:p] I know that house your talking about, and you're right. We MAY (I have to say that in case any of the Loudoun assessment team member reads these boards) be a little under assessed by a few dollars....[8D] But still, my Real Estate taxes have increased a minimum of $100/mo for the last three years in a row. Thats why I had to sell the C5.......[B)]

    Evenstill, it looks like we didnt get hit as hard as most of you guys. Its a shame that I now consider myself lucky at ONLY a 23% increase.....LOL.

    A 27% increase here. Our mortgage went up over $250 a month. Maybe my mortgage company is over compensating...

    I know my escrow payment went up 200/month this year, and our house assessment went up 100K, so I expect my payment will go up again next year.

    The large increase may act as a "catch-up" in order to get enough funds into the escrow to satisfy the June 2005 payment and, as of June 2005, still have two months of property taxes in reserve. Subsequent to June 2005, your payment may come down a little bit to get back to normal.

    With these kind of assessment increases, it's really an insult that Kirby wants to lower the tax rate to only $1.07. That's a huge increase to the County bank account- a heckuva lot more than I've seen in the last year in my bank account. Maybe they can take a lesson from our neighboring county that's not so greedy: http://www.washingtonpost.com/wp-dyn/articles/A45358-2005Feb22.html

    A 3% decrease in the rate coupled with a 28% jump in assessments is unconscionable.

    I agree. I go back to this post (from p. 1 of this thread):
    And, Dutch, I understand your argument that people moving into the county don't "pull their own weight" because they are sending kids to school, but I don't agree with it.

    I just don't understand how, on top of the additional tax revenue from all of the new residents in the county, the county must still increase the taxes of everyone in the county by 20% or more. This is just ridiculous.
