Storage units going into corner of Claiborne and Broadlands Blvd.

    Does anyone have any information on this or what can be done to stop it? I cannot imagine an uglier addition to our community.

    I would like to know too - What a shame that beautiful trees were cleared for storage units!

    This land known as 'Broadlands Section 104' was originally zoned for Office Park (PDOP zoning). In addition to office uses, Van Metre is now planning mini-storage, gas station, boutique grocery store and other commercial pad sites such as banks or restaurants, and possibly other commercial uses in the future. All of those other uses require re-zoning through the county, for which Van Metre is currently applying (PDIP for storage and PDCC for other commercial ). Once ongoing studies are completed, there will be public hearings in the fall before the Loudoun Board of Supervisors would vote on the proposed re-zoning. Notices are required to be posted once these hearings are scheduled.     Someone, in a galaxy far, far away convinced our BOS that storage units and data centers add property value and tax revenue and JOBS. While they may add a bit of tax revenue, it's nothing compared to a business that hires people who also pay taxes. Our supervisors have gone so nose blind and color blind that all they see is fake money. Businesses are failing left and right, and they destroy the last remaining trees that were 'Broadlands', greenspace 'Broadlands'. It's absurd and they won't be getting my vote ever again. They've destroyed the area frankly.

    There does seem to be a notable 'lack of balance' recently in the area. I'm not sure why the sudden explosion in new data centers, but it does surprise a person that no one at the BoS looked at the plethora of concurrent applications and thought, maybe we should slow down a bit and think about this. While there does seem to be a concerted effort at landscaping in these areas, its (I can't believe I'm saying this) "lipstick on a pig."

    I can't say I'm super excited about all the data centers going up either, but I also think you are giving the BOS too much credit in making them happen. Let's look at the property on the east side of Loudoun County Parkway, across from Verizon. That will all be data centers. A quick lookup of the Comprehensive Plan, approved way back in 1993, shows that property is zoned PDOP (Planned Development Office Park). Then, another quick look at the zoning ordinance shows that data centers are already an approved use on a property zoned PDOP. Therefore, the owners of that property never had to submit an application to the BOS to develop data centers. That was already approved almost 25 years ago.

    As for why there are so many data centers going up on property zoned for all kinds of uses allowed under PDOP, it's because the demand for cloud services is through the roof. Most of these data centers are fully leased before a shovel even goes in the ground. Also, the areas near the Metro stations are currently up for rezoning as part of the County's "small area plan" and new Comprehensive Plan. Developers are trying to get their data centers built before they are no longer an approved use on the land they own.

    You may not like them, but those data centers pay a ton of money in taxes to the county and require very little services in return.

    Good point about the taxes paid Cliff. Now, if the county will dedicate that revenue stream to projects that actually make Loudoun County a nicer place to live for its residents, ie more parks, libraries, rec centers, and possibly a museum, it has my full support!

    More parks, libraries, and rec centers are in the pipeline now. Nothing yet on a museum.

    At approximately 2:15 PM, Thursday, March 9, drove by the data storage centers lining Waxpool and Waxpool at Smith Switch. A very heavy vapor came up off the data storage sites going up at least several hundred feet. These sites are in the landing path of Dulles international airport. Also, note that these sites use Potomac River water to cool off the data storage equipment. That means the temperature of the water as it is returned to the Potomac River is warmer.

    Are you reading some bizarre websites?

    The heat exchangers will cause vapor clouds - its simply the water condensing in warm air. These planes are still thousands of feet in the air here. And they aren't landing visually from here.

    And where is this Potomac river water intake and return hrmmm?

    Yeah, there aren't many data centers using water-cooled hardware...they are all air-cooled, thus the huge A/C units.
