I'm wondering how much it will be too but what I'm surprised by was the fact the land value remained the SAME for the last 3-4 yrs but house value went up again. Doesn't make sense to me that land value is staying the same.

    Percentage-wise... 1%

Yea, percentage wise... ours went up around 2.1%

I expect bigger jumps as we get closer to Metro opening.

Access value will be offset by crowding/noise/lack of nature

Access value = the value of having access with metro in place vs. the negatives. But Steve, I think since Broadlands, as a community is well set for it level of crowding, and amount of nature. Broadlands will be seen as being able to offer a nice bedroom community with those nature amenities close enough to the metro....but yes, the immediate areas around the Metro stations are going to get busier and noisier.

Mine dropped by 1%, which surprised the hell out of me but I'm not going to complain.

Board is starting with the same tax rate as last year, but is likely to go up. After all, LCPS had it's usual 3% growth but needs 9-10% increase from the county.
    Some things never change.

I agree....What I am amazed with is how many townhouses the county is allowing builders to build. One only has to go to Brambleton and drive down (Northstar Blvd) and see the number of townhomes going up...its mindboggling to see how many are going up and I hate the way they look---they all look the same color and style. UGH. But this will mean MORE cars on the roads and MORE kids going to school. Its going to keep the taxes going up endlessly. In fact, most single family homes' taxes are going north of $7K + a year now.

I'm beginning to think that the BOS isn't ever going to control the number of houses going up in the county. I don't think they really care--because they want their political funding war-chest replenished at all costs for the next election go-around. The builders are in their pockets, so to say.

I could not find a link to this so I will quote from Supervisor Ron Meyer's December newsletter:

Saw this after I had mentioned in my comments above. Proves my observations were correct.

It sounds like tax assessments have stayed relatively flat this year based on the people I have talked to recently. The true wildcard as Cliff mentioned above is the school budget and how that will "appear" in the tax rate.
