New Kitchen Vent to outside?

We are in the midst of redoing our kitchen-

We want to rearrange what the builder put in since they did a bad design of the kitchen. For instance, the refrigerator is against the wall, one cannot open the door far enough to remove the drawers for cleaning, etc.

We want to move the ovens to where the refrigerator is since that will NOT be an issue of opening the doors then. However, we want to move the gas cooktop off the island (We will be chucking the gas glass cooktop instead and instead getting a gas stove to put where the ovens are currently against the wall in the middle of the layout.

Problem is that the current vent for the gas cooktop on the island is UNDERNEATH the floor leading to outside. We cannot use the existing vent for the new stove since its below the floor. So we would be required by code to put a new vent outside necessitating an application.

Has anyone ever had a new small vent put in with this kind of project? The HOA said that we have to do an application to have a new vent put in. To avoid doing this, does anyone have any ideas that we can utilize to avoid having to do an application since I am NOT sure if the HOA will approve a new vent for this kitchen stove? Has anyone ever had their application rejected for a vent?

Ideas? Thoughts?

 

I am surprised that this would be within the scope of an HOA approval. An oven exhaust fan vent is typically a small, flush louvered plastic cover 4" in diameter. You should have several of them already on your house. Unless you think you need a dome-style metal vent that would stick out? Hard to believe would be the case but...

You may need a permit with the County though. But if your new cooktop will be on a wall that faces outside it should be as easy as using a hole saw and punching a new hole for the vent. Make sense?

 

The HOA staff told me that if I want to put an exhaust fan vent on the side of the house, they require an application which surprised me since code requires a vent for gas stoves if you are putting the stove against the wall that faces outside. Im not looking for a dome vent but a flat vent instead and the HOA said they require that nonetheless. Surprises me and Im hoping that they will approve it. If they don't approve it, that means no one in the neighborhood would be allowed to renovate their kitchen putting their gas stove against the wall.

We have our current gas stove cooktop on the island but we want to renovate the kitchen and throwing out the gas cooktop since it will not be useful to us with the new kitchen so that is why we want to get a new gas stove that has a built in oven and put it against the wall facing outside.

So Im HOPING that the HOA will approve the application for a small flush louvered plastic cover that is 4" in diameter---

 

A number of years back we did a similar renovation and I remember waiting for hoa approval. It was approved eventually. Everything for our renovation was in the rear of the house.

 

We added a hood that vents to the outside during our townhouse kitchen renovation 5 years ago. We submitted an application to the HOA for the vent, and we were approved. We provided a picture of the back of the house, along with an indication of where the vent would be and the vent's dimensions. I seem to remember it was a painless process.

 

In my 15 or so years on the Modification Subcommittee, I do not recall ever turning down a vent.

Many range hoods, by design, do not require an outside vent.
