Tennis courts in disrepair

    The Nature Center Courts are getting to be dangerous. The cracks that run through them are bad now and will be terrible after the winter. Can we do something to make them safe. We have multiple USTA teams that use these courts for matches on a regular basis. I would hate for someone to break a leg in the cracks running through the courts.

    I've asked for this to be put on our January Board meeting agenda. Bear in mind that the cost to resurface all 4 courts (based on the cost we incurred to do the work at the Stone House courts) would be approximately $500k, which is a considerable expense.

    Not just the resurface, the fences need fixing too.. some areas have warped at the bottom, and balls get stuck underneath the barbs. A kid could easily get hurt trying to retrieve a ball.

    I understand to resurface would be expensive but I know they have to the ability to fill in the cracks and not do a complete resurface. Right now one of the courts has a crack so big I can get my toe in it. If someone trips on that it could be dangerous.

    One would think that the HOA would maintain a reserve for such large ticket items to ensure the cost is spread over the years and shared by all homeowners.

    For instance, it isn't reasonable for a homeowner to live in the community for 20 years and use the facilities then move and a the new homeowner then moves into their home....then the HOA levies a special assessment to cover such a large expense. The new homeowner is bearing a significant cost for something that should have been planned for and reserved for.

    There would not be a special assessment for this. Reserves assume a certain lifespan before the reserve amounts would be collected to replace it. If something wears out sooner, we can "advance" the reserves or use member's equity (additional on-hand cash reserves) to make a repair sooner than expected.
