Dear Neighbors: This morning Reps from Colonial Construction [of Gainesville, who appear to do mainly roofing] were inspecting my neighbor's house along with his insurance agent. Citing both wind and hail damage it appears that they will be replacing his entire roof and all "soft metals" [gutters, screens, etc.] My very kind neighbor sent one of their reps to me. I first showed him a very slight bulge in an upstairs bedroom ceiling but he said that was not rain or water damage, probably just settling. I was impressed. After he spent 45 mins on the roof he said that there was a high probability my insurance would replace the roof, again based on hail and wind. My question: does any one have experience with Colonial specifically? I'd welcome any actual observations on this company. The rep I was dealt with was very polite and seemed knowledgeable. Thanks!

they literally done 80% of the houses on my street (Highview Trail) over the spring/summer months. I haven't heard anything bad about them. Seems like they have had good luck working with most insurance companies getting it covered. I'm not having any issues, so i haven't bothered with them. Just b/c they'll cover it--i don't really want a claim on my insurance to give them reason to jack my rates even more. I was pleased that they didn't canvas the street going door-to-door....so i'll give them that.

Does insurance really cover 100% of the cost for a replacement roof, if it is old, or do they reimburse a percentage only?

Colonial replaced my roof last month, and my out of pocket is my deductible and the extra items that I asked Colonial to do outside of the estimate agreed upon between Colonial and my insurer. Here is the process I followed:

    1. Contacted Colonial for a free damage inspection - Colonial noted there was sufficient hail damage to warrant replacement of my roof.
    2. Colonial and my insurance inspector conducted a joint insurance inspection
    3. If insurance inspector agrees there is damage, Colonial submits an estimate to your insurer for repair of the repair (i.e., replacement since existing shingles are no longer available)
    4. Insurance company issues a check for the whole repair less the deductible; in addition, the insurer will provide a supplemental payment (did in my case) for any code-related upgrades that are required.
    5. Colonial may also seek supplemental compensation for repair work needed, but the discussion occurs between the insurer and Colonial.

I am completely satisfied with the workmanship of my new roof and the process for obtaining insurance coverage. Last, the authorizing agreement contains the following clause:

"I _______________________Authorize Colonial Contracting, Inc to assist with my insurance carrier for all property insurance damages and to perform all repairs prescribed by the insurance company at prices determined by the insurance company and Colonial Contracting, Inc with no obligation to the property owner except the deductible amount."

Depends... usually you have a deductible and then it depends on the age. Under the limit we had full coverage.. over the limit you'd be pro-rated on a schedule.
