Roofer referrals

    Hi
    We are looking to replace our roof soon and so far have 4 quotes. 2 are priced together on the lower side and 2 on the higher side. Does anyone have experience with Dryhomes roofing, Exterior Medic, Noble roofing or Modern Renovations ? Any feedback is appreciated. Also if you have a roofer you recommend I would like to here that as well

    St. Joseph Roofing did ours and we are pleased with the result.

    Loudon Valley roofing did ours and did a great job at a very good price. Good reviews Angie's list and online.

    Long roofing came out and quoted something extremely high 30% more...

    Any luck yet with a roofer? We need three or four done on my street and are looking for a deal, but quality comes first. There are a few roofers that place ads in the HOA newsletter - S&K along with Augustine. Any thoughts on them?

    We have used him for years for repairs and had him install a new roof in 2017. He was just here to replace our old broken attic fan. He is so honest telling you what you need and what you don't need, he won't oversell you and his prices are very reasonable. He gets top ratings in Checkbook Magazine because he runs such a good business.

    Thanks everyone for your input. We got additional quotes from Loudoun Valley, St Joseph’s, and Commonwealth roofing.
    After reviewing scope of services, warranties and terms we decided to go with St Joseph’s.

    I'll 2nd St. Joseph's. Went through a couple of grossly inflated estimates when mine needed repair but St, Jo's was very reasonable and the work was great.

    Why is everyone replacing their roofs at this time?

    My roofer told me that roofs here are 30 yr roofs....He looked at my roof and said that the quality of the roof is good and no damage from Hailstorms at all. He said that that some roofers have been BSing insurance companies by using pictures from roofs that already have damaged roofs and submitting them to insurance companies as "evidence" that damage was present when none really were. How are homeowners to know if roofs are really damaged or not when we are not able to go up there and visually inspect it ourselves or how do we confirm that the pictures they take are exactly from our own roofs? Several of our neighbors and I are lucky that we don't have to worry about replacing roofs for a long while. There ARE some roofers in the area that are more honest than others. I'm seeing many insurance companies now are jacking up the home insurance premiums due to the high number of claims in our area.

    Granted that some do have roof damage from hail but I have to question the number of people ON the street getting it....especially if its 6-8 homes in a row and now I'm seeing other streets are being serviced by the SAME company....Its just too suspicious that SAME company is servicing ALL those houses at one time. I don't see that very often when a particular company will target so many houses in our area. Since our roofs are only 20-22 yrs old, some residents are asking roofers to replace due to "damage" from hailstorms that way they don't have to foot the bill for the entire roof when the roof age hits 30. Some people have encouraged me to call the insurance company and see if they can get the insurance company to replace the roof so that I can have a "free" roof. (I learned that it costs about 15-30K to have a roof replaced depending upon size of the roof). Mind you, its not free because 1) My premium will go up, and 2) Everyone's premiums will go up as well. Just ridiculous that they are going up and down the street asking if they want roofs inspected and viola, roof replaced by the insurance company. I did ask my insurance company if the adjusters will go up on the roof to inspect along with the roofer estimator...they said no. They go by the pictures...so how does the insurance company know if the pictures are FROM my roof or not? They admitted they don't know for sure and they only allow certain roofers on their list to do the work.

    Just mind boggling how many roofs are being replaced fully and way before its really time to replace it.

    Many of the houses up here on Highview Trail are closer to 14-17 years being replaced all by the same company. Our house was finished in 2003 and was one of the first up here. Half the life. The sales reps for that company have stopped by a few times and also stopped me to talk to me while walking our dog. I had a roofing company out when we were finishing our screened in porch and they didn't note any visible damage to the roof and they were working on it and integrating into it. They also had no problem matching the shingles which I have heard was one of the tactics they have been using to get the entire roof replaced. Unable to match color.

    Im not surprised that they are being aggressive about trying to get roofs replaced even when its halfway through its life. They are competing against SO many other roofing companies in Northern Virginia! They would be better off FOCUSING on the older neighborhoods in Arlington, Alexandria, McLean, Woodbridge, Franconia, Annandale, Burke, Springfield, etc because all those neighborhoods are MUCH older than ours. These companies want revenues and they are competing with SO many other roofing companies so they sometimes go up there and "manufacture" damage just to earn the business. Its a racket.

    Dear Neighbors -- Just FYI. This conversation is totally fine but also totally theoretical. Here are a couple of facts of which I was unaware. My insurance rep came and looked at my roof. He advised me that the insurance company pays considerable money to subscribe to two commercial databases. One tracks wind damage and the other hail damage -- down to the block and the lot. Some roofing companies subscribe as well. Before calling my insurance, Colonial Contractors looked at my roof and showed me photos of shingles split open by hail that will go bad prematurely. My insurance rep completely confirmed this assessment. The second issue -- the shingles on my house [my neighbors' as well?] can't be replaced or repaired because they are not standard size and are no longer available. So my insurance company, to avoid the inevitable water damage, paid to replace my roof. He said my neighbors to the west almost certainly would not qualify based on the database information. He said my neighbors to the east had worse damage -- and they have all been replaced by various insurance companies. So, I learned two things: 1) this is much more data driven than I knew. In fact on the forms they listed the date of the most serious hail activity, about two years ago. 2) I thought a shingle was a shingle and you could replace when needed. Not so. BTW, I've owned this house 16 years and have paid in much more than the cost of this roof. Also BTW, Colonial Contractors have been very professional and very not pushy. Hope this is helpful.

    I've used Larry Doyle and have been very happy. He's done 3 other houses on our street. Excellent work. Cleaned up completely. Had him add leaf guards too. (703) 444-9153
