Hyde Park Community Meeting - May 9th

    Broad Run Supervisor Sylvia Glass and Ashburn Supervisor Mike Turner invite you to a community meeting regarding the Hyde Park rezoning application on Monday, May 9th, from 6:30pm – 8pm. This meeting will be held in the auditorium of the Eagle Ridge Middle School (42901 Waxpool Rd, Ashburn, VA 20148). The proposed Hyde Park development is located directly west of the LCPS Admin Building along Broadlands Blvd (formerly proposed as a hospital site). The area is currently zoned so it could house a data center. The Supervisors are looking for community input regarding the application for rezoning to 438 single-family attached homes, 211 stacked townhomes, and 146 condo and multifamily units. The community will be annexed into Broadlands Association if the rezoning application is approved by the Board of Supervisors.

    Nearly 800 homes! Wow....lotta more traffic/cars coming our way!

    Will this mean that we will have increased HOA feess for all? I assume that our HOA will have to hire more staff to handle the increased work cut out for them?

    By the way, what does Annexation Fee cover?

    Only problem I see is that parking near the amenities could be an issue due to residents taking it for their 3rd/4th etc car that will prevent residents outside of that immediate neighborhood from using the parking spaces. Where will we then be able to park? Why not ask the builder if they can build a pathway between the community and LCPS Parking lot to help defuse potential parking issues???

    Definitely don’t need the additional congestion. I’d rather have the data center.

    I attended this meeting and the previous meeting at Clydes which was drew considerably more people. The choices boil down to a huge data center which the developer already has the right to build or this community. The overwhelming sentiment tonight was for the residential community. Public comments were in favor of more open space along Broadlands Blvd and less multifamily units including less ADU’s. There was a lot of concern expressed over the increased traffic and the number of parking spaces.

    You need to voice your opinion to your county supervisor Sylvia Glass or Michael Turner depending upon where you live. If you choose to remain silent, don’t complain later when we have 438 new single family homes, 211 stacked townhouses, 146 condo and multifamily units added on Broadlands Blvd.

    This is unlikely to be reduced, in my opinion. There is currently an affordable housing shortage in Loudoun, so the BOS will love this part of the proposal.

    Also, if you have time to take a look at the detailed package on the County's website, you'll notice that LCPS projects this development of almost 800 homes will yield a grand total of 402 students. So, just one student for every two homes? Do the people who make these projections even live in Loudoun?

    I believe Mike Turner will listen to his constituents on this point and based on Mrs. Glass comments during the meeting, she will not. Regardless, you need to let the BOS know of your thoughts on this development before the final approval/

    Agree. Don't get me wrong, I don't care for the Data Centers but 800 additional properties plus the 250 on Demott? I have to wonder why Broadlands HOA is so gung ho to push this forward.

    I think HOA isn’t pushing it but rather reacting to it since it’s a foregone decision that the BoS is letting developer build houses there since county needs more housing so HOA is trying to position itself well to take over and advocate for community by asking for more amenities and parking to benefit us all- I’m sure Developer is also approaching HOA to see if they would manage community since HOA has done a good job of managing community over the years? I prefer Data Center over more houses….

    There is not enough parking for all the tenants so where will the overflow go to? LCSB parking lot? Glebe View and neighboring streets? People who live on those streets don't even park in their garages. Why not build a parking garage on the sight? A ton of traffic with a new light at intersection of Broadlands & Glebe View. The BOS already put a stamp on it and Mrs. Glass is useless as she offered no insight and will do what Randall tells her to do.

    Do any of the folks advocating for data centers live near the site? Northern Glebe View, Mt Auburn, Middle Ridge, Summerhouse, etc.

    I’m curious if those that would be negatively impacted by the data center option support that over residential.
    I’ll probably go knock on some doors and find out.

    well, at least we would be getting a new pool...would this be amenities that current Broadland owners would be able to use? or only the new Hyde Park neighborhood. If we as the current Broadland residents let them use OUR amenities, will we be able to use theirs?

    in addition, isnt this near where the new aquatic center/large gym for Loudoun will be?

    All amenities would be available to all Broadlands residents including Hyde Park section.
    The Ashburn Recreation Center will be on the other side of the Clyde’s Barns. All Loudoun residents can use it for a fee.

    Other amenities include a 7000 sq ft community building with gym, meeting rooms, etc.
    Off leash dog park.
    Tennis and pickle ball courts.

    Appreciate the information but I still don't see any benefit. Including the Demott 250 homes, this is 1000+ new homes in the neighborhood. Currently, I think the swimming pools, tennis courts, community centers, etc. handle the existing population of Broadlands (correct me if I'm wrong). Adding another pool and a couple of tennis/pickle ball courts and a community building just doesn't offset the additional population in my opinion. And it detracts from the existing community by adding more congestion and strain on our resources.

    I appreciate VaCliff's information as well. I was driving around recently this weekend and I was thinking to myself that there is WAY more traffic than the last 5 years - Hence, that is why we are seeing more traffic lights going up amidst of more construction across Harris Teeter Seems that Loudoun County is on a building tear right now with so much construction going on near the former Gold's Gym as wells near the new elementary school next to Belmont Ridge road near the old waxpool road.

    With the increased traffic due to the building boom around here, I don't see Loudoun police patrolling the Ashburn area that much these days. I am seeing more people driving like its Wild Wild West out here and there isn't enough traffic enforcement with people speeding and driving like a banshee around here Think Belmont Ridge Road (its growing into 4 lanes right now) and Claiborne Parkway. As long police aren't going to enforce the traffic laws around here, I guess people will continue to drive like this around here and its going to continue grow worse year by year.

    Aside from this conversation, I am wondering: Where are they operating anyway (?) and what are they doing for our tax $$ anyway? Are they proactive or more of a reactive force (just wondering as that's an another whole issue in and of itself)?

    After being here for the last 12 years, I'm seeing Loudoun FAST becoming like Fairfax County with less green spaces here (I'm seeing more and more construction now is encroaching upon Western Loudoun county slowly bit by bit and I do have a good friend who now is selling a few thousand acres to housing developers who are seeking to build more houses in Western Loudoun.....its going to continue non-stop over the next 30-50 yrs as it is inevitable.

    I don't think we can ever stop the dense development in Loudoun as long as there is demand for housing in Loudoun. Fairfax County seems to have run out of land to build on (more and more people in Fairfax County are tearing down old homes and rebuilding bigger homes on the same plat.) Data Centers to me contribute FAR LESS traffic to the county and CONTRIBUTE more towards the county in terms of revenues from taxes. That is my take on it....

    I'm sure a lot of people in Broadlands and Ashburn really don't mind the increased traffic population as long it doesn't affect them personally as I don't think they are thinking that far ahead in the future-- they are just thinking about the current timeframe (some people have said to me "What's 800 more homes anyway?") What's sad is that I believe that the early developers of Loudoun County didn't anticipate the growth arriving that much sooner than later---much like Reston has become overbuilt nowadays--its lost its charm nowadays and I am afraid Eastern Loudoun is fast losing its charm as well.

    On another topic...I wonder if the wealthy developers that live in Western Loudoun all have a "pact" that they never build in Western Loudoun County as they don't want "their" area to become overbuilt. In short, they will do whatever they want in Eastern Loudoun as long it doesn't happen in their backyard so to speak.

    While I understand the concern about more traffic, I do not believe it is a good idea to build a data center in Broadlands. Ugly and acres of concrete would not enhance the community and at least Hyde Park would be landscaped and have some green space and walking paths. All the homes on or near Broadlands Boulevard would be negatively impacted.

    It is also my personal opinion that data centers are the white elephants of the future and when no longer needed will be very expensive to tear down or re-use.

    There would likely be four buildings and an electric substation on the site if data centers are out there. Because of the topography of the land, I suspect most all of it would be cleared and leveled. They are required to build a buffer but it is fairly minimal.
    In my opinion: data centers do not belong across the street from residential.

    While it sounds nice to have access to a new pool, dog park, and pickle ball, there is no way residents outside of the immediate Hyde Park development would have enough parking to even enjoy these amenities. Our Nature Center, Community Center, and remaining pools all have DEDICATED non-residential parking for those facilities. Looking at the Hyde Park design, all of these amenities are blended in with the community making parking non-existent during premium summer months when pool and outdoor facilities are in high-demand.
