THE BROADLANDS FOUNTAIN - DEVELOPMENT

    THE FOUNTAIN is filled with dirt.
    What is the end game at the toll road corner?
    There will be 4 traffic signals in a quarter of a mile.
    Where will the traffic flow from all of the new development surrounding the Harris Teeter?
    Our landmarks are unrecognizable.
    Where can I get the full picture and data on all of this development?
    Are we going 'Tysons Corner' metro development?
    Why is none of this reported to us homeowners who have invested years here?

    I avoid that area - it's become condensed and I'm waiting for the Nature Preserve to be bulldozed and back-filled at some point.

    A 'renovation' of the Nature Center was just announced. Resident animals were all moved out.
    The entire Broadlands 267 corridor is slated for residential development. Supposed to be SFH but are clearly not what' there.

    So at one point many years ago, the proposal at the Ryan road intersection near the Greenway was to remove the fountain and the area in around the fountain was to be a hotel of some sort and some retail. I'm not sure if that is still the plan as the fountain is still in place and it looks like they are preserving it. The wetlands mitigation area (swamp) will remain but as I remember there was to be a school built adjacent to it that area, East of the new development on Demott. The housing on Demott was supposed to be a mix of townhomes and SFH from what I remember but who knows. The VM website has townhomes and townhome styled condos on it but no mention of SFH. Now, these were plans as of several years ago, things might have changed since I heard and the thought recently was to pack in the area with more dense housing and less SFH. I hope someone has an update to share. VACLIF is usually in the know about the county, he has a good pulse on what is being proposed and done.

    The fountain will eventually be removed. The corner it is on is owned by Van Metre, not the HOA.
    That corner has always been slated for fairly intense development.
    The plans for intense development around the Metro stop was planned over 20 years ago. It has taken this long for things to start happening.

    Van Metre has offered to take the Broadlands sign and relocate it somewhere else on Broadlands property. The HOA Board is going to look into it.

    Sylvia has all of the documentation for Hyde Park. Statistics for use of the approved zones for the land, what can't be done, and what we have no say in.

    Our busiest pool is Summerbrooke pool which has a zero entry and a section for younger children. This one will also have those features.

    could have used another pool today :). 2 of 3 pools at one point were over capacity and not letting people in.

    Also, off topic but it seems that the number of chairs at Southern Walk has been reduced by about 75% (my rough estimate). The new chairs are nice, but I’m not sure they were necessary and certainly not needed if a 1-1 swap out wasn’t possible.

    I've only lived here a short time, but ever semi-warm Memorial day weekend, the pools are a capacity and will be close to capacity on great weather days until just about July 4th, then they are a ghost town. Another pool isn't the answer.

    Another pool hasn't been the answer before, but with thousands of more bodies added to the rolls, not sure if that assumption still applies. Has Van Metre offered to provide items like this as a way to ease the impacts?

    Van Metre isn't the developer for Hyde Park.

    The entire thread discussion has been about development around Demott and Van Metre. Not once did I mention Hyde park and yet you single out my comment? I am confused. Look at several posts above about Van Metre ownership, plans and development... But I still have the same concerns about the quantity of new families added that will have access to the Pools. I am not even sure where Hyde Park is located...

    The I misunderstood your comment.

    A recent survey of eight communities like ours revealed that Broadlands can accommodate among the highest capacity of the community at our pools. We can accommodate 21.1% (1,179) of our homes at any given time (this number includes Demott & Silver and Hillside at full build out). The majority of our neighbors can accommodate between 11% and 15% of their units. Only one other community could accommodate slightly more than Broadlands at 21.5% of their homes.

    How about we move the sign to replace the Broadlands sign on Claiborne that was long removed.

    Van Metre is investigating the feasibility of this. Neither the sign nor the land it's currently on or Claiborne and the Greenway belong to the HOA.
