Subflooring repair

    We have had a slow leak from outside that has damaged the surface hardwood flooring and subflooring in our dining room. We are out of warranty at this point. Has anyone worked with a contractor they could recommend to remove and replace the subflooring? I know I can get any flooring place to do the surface, but apparently the subflooring is a different story.

    Hi Joy,

    I don't have a recommendation, but wanted to give you a heads up that subfloor repair can make a big mess, so make sure you cover things nearby. We had a situation where the builder came in to fix what we thought was a minor issue in the kitchen floor, and they ended up having to replace the subfloor in that area. The sawing sent sawdust flying all over the place and we ending up having to spend hours cleaning up that night. If we had known, we would have closed my daugther's toy chest and covered everything up!!

    Most builders have a longer warranty period for structural defects and problems. I would try going through Van Metre/Miller and Smith to have them fix it. Not sure if your leak will qualify, but I think it would be worth a try. Good luck!

    Most remodelers and carpenters would do the subfloor replacement work.

    We had a slow leak upstairs that damaged the flooring downstairs. We ended up filing a homeowners insurance claim and was told that if it's cleary the builders fault (which it was), and it's within 5 years, the builder is liable -- I believe they said it's some state law. As for fixing it, we assumed the sub-flooring was damaged, but it wasn't. The flooring was seriously warped, though. I'm fairly sure that if they (the flooring people) determined if there was damage to the subfloor, they would fix that as well.

    I had Washington Homes warranty manager come out and he said that it wasn't covered under the structural warranty. It's also just over 5 years now that we've had the house. The flooring people I had come look at it said they would not do the subflooring work. I have a contractor coming to look today, just prefer a referral from someone who's had a good experience (as always). Thanks!

    Do the ceilings fall under the structural warranty? The ceilings in our family room seem to slowly but surely coming down, the drywall that is. I can see the seams between the drywall sheets, and the whole ceiling looks bowed. This is a 3 year old Ryan home, I"m pretty upset.
