So before our 1 year was up - we had a leak in our basement - minor one anyway - close to our areaway door -- not coming from the door itself though. VM came out fixed it.

Today on the eve of our two year anniversary in our new home, a leak in the same place!!! AHHHHH!!!

I need recommendations on who to call that would do this kind of repair. I can't tell if the leak is from the frame - because the leak is really a little more over to the side and out from the wall. It's only a damp area no running water that I can see. Our basement is unfinished.

First off ... try to find out where the exact leak is ... take a hose and run water all around that area ... this is exactly what any contractor worth his salt would do to find the leak.

You may be able to fix this yourself depending on the leak's location.

My husband looked last night and said it was coming from between the door frame and the house. But I can run some water around there to be sure. How would one fix something like that?

I'd call a door/siding company. We always like to leave it to the pros. :)

Alot depends on the type of leak .. it could be that it needs some flashing installed, in which case I'd definitely call someone who does that type of fix. Or, it may simply be it needs some caulk, in which case you could do it very easily.

Would one of the handyman type people advertise in our broadlands newsletter do this type of work?

You might also check with Van Metre- we have a Washington Home and had a leak in our basement at 5 years. They fixed it under warranty- it might be part of the structural warranty? Ours was a crack in the foundation.

I'd make sure they have a state license first ...
