Newbie to Broadlands SW

    Hi everyone,

    Newbie here, We just finally moved into our house, and so far; my wife and I are loving it and the community very much.

    We need some help with how the HOA works, the books that were giving to us is like the encyclopedia britannica and we have zero time to read it. :confused:

    we know the HOA fees include tv/internet/phone and other services
    we would like to know who to contact to get the phone service activated?
    and
    when do we get these "coupons" to pay the fees?

    to setup your services. You should get the coupon books in the mail but I'm sure an HOA member can help you out better on that question.

    George,

    as a former Broadlands resident, member of the HOA board and Modifications Subcommittee, I have to advise you if there is one book that you DO take the time to read, its the Modifications Guidelines.

    If you're planning to do anything to the exterior of the house; add a deck, patio, etc. Verify what you're doing with the Guidelines, and DON'T start any construction until you get the approval from the HOA Subcommittee. There have been times when construction has been started without the proper OK, and it has been ripped out as it violated the Guidelines.

    Also, since you're in SW you have two different HOAs to contend with:

    1. The Southern Walk HOA - this is the one that takes care of the Openbank contract, nothing else.

    2. The Broadlands HOA - this is the one that takes care of everything else: garbage, common areas, etc.

    You will get two coupon books, one for each within then next 30 to 60 days. My advice is to setup an automatic payment with either Armstrong Mgt doing a direct debit, or your bank for automatic payment.

    I was able to get my phone number with OpenBand and got it with my last name as the last for digits

    Hi George!
    Welcome to Broadlands and especially to Southern Walk. It's a great and friendly community.
    I'd like to second Neil's recommendation that you do at least peruse the HOA manual...it's well worth it and will not only answer your questions but probably provide you with informative data you might not have known to inquire about.
    Be careful though if you do decide to pay your HOA fees via automated payments or online banking. Armstrong management does not seem to be very well organized in this regard and then it is up to the homeowner to prove that payment was indeed made!
    Lastly, you'll always find a number of residents happy to answer queries.
