Yep, started paying the HOA fees via Bank of America a couple months ago and all seems fine now... I guess Armtrong prefers 'playing games' with individuals, and not with major banks :)

Knock on wood, it all seems good now...

exactly.. if there is ever a conflict, the bank handles it for you because they garuntee delivery within a certain date. I just send them an online message, and they take care of it. Same as the credit card companies

This is great when you are local and able to resolve issues more readily. We depart immimently for overseas and will be relying on online banking and it will be a real headache trying to resolve such issues from abroad.

Can something be done to make Armstrong correct their problems? I noted in my fax to Armstrong that per HOA forum discussions it was clear that Armstrong seemed to have accountability problems. I don't like having to correct someone else's mistake and at my time and expense...okay...vent mode off now!

My bank, Bank of America, handles all disputes via e-mail with me. I would think that this is fairly standard. Never had a problem with Armstrong Mgt but did have problems with several doctors which the bank resolved. So even if you are going overseas there should not be a problem as long as you can e-mail your bank.

I make my payments through my credit union online bill payer system. I also started getting these late payment notices lately. I am surprised to hear similar complaints from others. Its a pain to deal with it.
I think I should make a lumpsum payment for the whole year once and just forget about it..:)

hmmm...I'm also making payments through credit union online bill payer too. Hope September's payments go better than August!

I considered a lump sum but then thought, why should I give Armstrong a years worth of funds because they do not have a good accounting system when I can make the $$ work for me instead...

Why not just have Armstrong do automatic withdrawal from your account. I've been doing this for over a year with no problems at all.

Ditto tyger31's experience. We've had no problems yet with automatic withdrawal from Armstrong. Maybe it's something to do with their task priorities? Not sure.

Alot depends on how the credit union does their bill pay. I seem to remember that Armstong does not have a direct EFT connection, so anything you pay via a 'online bill pay' actually goes to a check printing company like CheckFree and is then mailed from there. Or the Credit Union could be doing the printing and mailing itself.

If you're telling the credit union to make sure the check is delieved on the 1st, then these late payments are the credit union's problem. They should be handling these things as they are supposed to have the payment there on time.

However, if the credit union only asks when the money should be deducted, and you're telling it the 1st, then the check may be taking longer in the mail than you think. In this case, I would have it sent out a few days earlier.

FWIW ... Bank of America now asks for the date you want the payment made, and it guarantees the payment will be there by that time. You should verify what your credit union's online billpay agreement says.

Neil - those are great points. Our issue has been with Armstrong, they mis-applied our funds to only one of the HOA accounts. I would agree with CAA that is seems to be a Armstrong issue, as we pay ALL of our bills on-line and never had issues with our various accounts, just Armstrong.

You may want to check with your bank anyway .. just to make sure that they're putting the correct account numbers on the check.
