Brambleton Movie Theater

    Anyone know the actual opening date? It was suppose to be mid Nov...thats not happening by the looks of it.

    I think that the leasing agent's site lists a date of May 2007.

    What tie in does KLNB have to Madison Retail? Madison Retail used to be the one (and still shows them on their site) being the developer for Brambleton and the Arcola Center. Is KLNB the leasing agent and Madison Retail the developer?

    Interestingly the Moorefield Marketplace now again shows a Harris Teeter coming there by June of 2008 (this is off of LCP/Ryan Rd about a mile before Brambleton) along with Wachovia and Suntrust now listed on the site plan. There will now be three Harris Teeter's each within a couple miles of one another.

    Brambleton Group is the developer of Brambleton and its town center. The leasing agent had been Madison Retail Group but is now KLNB after a larger number of Madison brokers decamped to KLNB. Interestingly, the first leasing agent of the Brambleton Town Center had been CB Richard Ellis but changed to Madison when a group of brokers left for Madison (some of the same agents who have now left for KLNB).

    It is interesting that there will be several Harris Teeter's so close together. There's also one going in at Eastgate Marketplace (on Rte. 50). BTW, Moorefield Marketplace is a different center than Moorefield Station with the PF Chang's. What's also interesting is judging from the site map, Moorefield Marketplace looks to be pretty close to the Southern Walk shopping center.

    I've been of a similar opinion that it seems absurd to have so many grocery stores so close together. But don't forget, Moorefield will have 6,000 units at build-out. And Loudoun Station will have 1,500. Then, about 2,700 more units at Loudoun Valley Estates II. And Brambleton is just barely half-way built out. Shall I continue...?

    Now, maybe we need more options than just Harris Teeter everywhere, but I can see how they'd prefer to get in the door now and maybe take a few years of losses. Once the density comes, they'll be rakin' in the dough...

    Actually, Brambleton's only about 25% built out. There are about 1,500 units of 6,200 built. If the adult active rezoning is approved, Brambleton could have 9,000 housing units.

    Has there been any word on other stores/restaurants going into Brambleton such as the bookstore that is listed on the site plan?

    The Moorefield Marketplace will be extremely close to SW after the roads are built out.

    We moved off of Ryan Rd. outside of Brambleton five years ago when we were one of the first houses in this entire sector (before they had even put the street system in Brambleton) and over those five years LVE I, Forest Manor, Forest Ridge, Belle Terra, the developments off of Croson, 1/4 of Brambelton, the ones along Belmont Ridge (Villages of Waxpool and Belmont Glen), the beginnings of LVEII, etc. have all gone up. I'd estimate maybe 4,000 units (probably a bit less). Hard to imagine what it's going to be like in another five years when we'll get close to double the number of homes (I know it will depend on the market) and all these new shopping centers.

    There's been no other word on what else is going in Phase II of the Brambleton Town Center. I'll certainly pass along any info I find on the Brambleton bulletin boards.

    I've only been out here since October 2003 and I'm amazed at the changes. I agree that it will be very interesting to see things in 5 years.
