Housing in Broadlands

    Do you like your community?

    Our family is looking to upgrade from our Ashburn Village townhome to a detached home in the Ashburn area. I really like the fact that every time I drive through the neighborhoods in Broadlands I see kids outside playing and neighbors chatting with each other. My first choice is to move to such a seemingly family-friendly (and simply friendly) community!

    Do you all think that Broadlands is a particularly friendly area? We want this move to be the one where we live there for 15 or so years at least so we'd like to make a good choice for the long term.

    I like the houses in the area, but some of the neighborhoods have the houses awfully close together, like the Broadlands South Dogwood model, for example. I don't know if they're called "patio homes" or what (they're not connected to each other) but I really like the floorplans but not the idea of having so little privacy due to the homes being (seemingly) 10 feet from each other. If anyone has experience with or opinions on those houses, I'd be interested in hearing about them.

    Any other advice or thoughts for someone looking to move to your area soon would be much appreciated! Thanks in advance!

    We previously lived in the Village in a townhouse and have lived in Broadlands for over 6 years. We love it. You could not ask for a better community to raise your children and make friends. There are plenty of resales in Broadlands "North" if you're looking for homes spaced further apart. Go for it. You won't regret it!

    They are actually called Courtyard Homes. The desgin of these homes was meant to be low maintnenace on the outside (therefore not much yard). In fact these homes have their lawns taken care of by the HOA, for a slightly higher rate than some of the other areas.

    We live in a Juniper model and love it. It all depends on what your looking for - if you venture further into the Southern Walk you'll find that there are also other Van Metre collections which have a larger yard - but you maintain it all.

    Good luck in your housing search - it is a great area to live in.

    We love it here. We're in our second house in Broadlands. We've looked all over Loudoun County and wouldn't live anywhere else.

    We have lived in a Dogwood for the past 4 years. We love the floor plan. It is a very livable home. We use every room. We have great neighbors and and trees in the backyard. We are leaving the area soon and will be selling the home in the near future if you are really interested...

    We used to live in Broadlands (moved there in 1998), and would still be there if we didn't relocate to Pittsburgh earlier this year. My advice is to look all over Broadlands, both north and south. Each section has its pluses & minuses.

    Villager- I lived in a Dogwood for two years in the Overland Park section of Broadlands. We moved to Ashburn Village two years ago. The Dogwood we owned did not have a basement, but had a crawl space. We found this was not good for raising our children- nowhere to put their toys. There was alot of turnover in the Overland Park models without basements. If you have kids or want kids, I think it would be tough to live without a basement for 15 years. The lots are small. We would sit on our deck on a nice day and could see six sets of neighbors. HOA fees are the roughly equal, I had lawn care in the Broadlands, I have the Sports Pavilion now. We liked the neighborood though.

    We moved here last year and bought one of the last release Broadmoor model townhomes and will probably get bent over when the bottom continues to fall out of the housing market. :eek: but what can ya do.... It is a well built house by Van Metre...and the community is great. Sure wish i'd bought out here a few years ago......

    We live in the courtyards in Broadlands south in a Birchwood with a basement. We have about 2900 sq ft in the two levels and we use the basement as a romper room for the kids. We lived in Ashburn Farm for 6 years then moved to broadlands and we love it! We are actually going to upgrade to a larger home and are putting ours on the market. The new house is about a mile away because I don't want to leave this area. Let me know if you are interested in our home:)

    We originally bought a townhouse back in 96. When it was time to move into a single family we looked at several locations and almost bought in Lansdowne. Decided we loved Broadlands too much so we stayed!

    Thanks to everyone for sharing! It's really nice and helpful to hear about other people's experiences! And to everyone who said they will be selling soon, feel free to send me info about your homes and maybe one of them will be a good fit! We will have to put our townhome on the market before really getting serious about buying since it may take a while to sell. That's a real change from when we bought it two and a half years ago - back then it went on the market on a Friday and was ours by 4pm Monday! Anyone want to buy a townhome in Ashburn Village...? ;)

    My advice is to post what you want here. Minimum sq-ft, must haves, schools, price range, etc.

    I've lived in Broadlands for 7 years. Since April 2000. If I had to move again in Ashburn, I would buy in Broadlands. The HOA does a great job of providing events for children and adults.
