We've been in Overland Park since 2002. Our house is fine, but we need a much bigger yard now that we have 2 boys. I heard that Van Metre is building some "estate homes" with larger lots. Does anyone know anything about this?

    Thanks!

Looks Like the Residential portion of the Broadlands is almost finished.

What I find interesting is they are showing nothing but greenery by the SW shoppining center especially where they put in that left turn that goes to nowhere, by the woods and swimming pool.

That is going to be the entrance to a new Van Metre office park. Unfortunately most of the trees will be gone with a small buffer between the townhouses and office buildings.

I think we know there is an office park across the street from the shopping center/McDonalds....but I think what Lee is referring to is the left hand turn lane that has been built which would dump you out into the woods next to the pool. No one has yet been able to offer an explanation for that....

That mysterious left turn actually seems to serve two purposes to me:
    1. The townhouse residents exiting onto Wynnridge that want to get onto Claiborne cannot turn left directly out of their complex. So they use this to U-turn.
    2. When leaving the Southern Walk shopping center from the Callalo Cuisine exit, you cannot turn left onto Wynnridge. So if you are headed back towards Ryan Road/Greenway, you have to turn right, followed by a U-turn once again at this mysterious turn lane.

That is all I can think of behind putting this turn around in.

I know the spot you are talking about. Its my understanding that Van Metre will be taking down the trees there and that turn will be one entrance into the new office park. I believe that the only trees which will be left there is a small buffer between the offices and townhouses.

The only purpose the left turn lane on eastbound Wyndridge serves is so that cars can make a U-turn. Van Metre fought this but, as illogical as it is, VDOT requires it.

According to the site map it shows trees in those spots across both sides of the left turn lane. No mention of any type of use, like on the rest of the site plan.

So it makes sense what Cliff says just a silly left turn lane, with very little purpose and a waste of money considering what needs to be addressed. That money could of been used to put one of the stop lights on ashburn village drive at waxpool or shellhorne.

The good news is looks like the land will stay wooded.

Thanks, all. I drove down to the end of Claiborne and made a left, and I saw a neighborhood I'd never been to before. The sign refers to Pulte homes, does anyone know if they're part of Broadlands?
