Broadlands Hospital

    Again as I mentioned before, our ONLY reason for selling was retirement planning -- we got more house for $1,500 less a month!. Our daughter, son-in-law, and grandkids live in Broadlands, so we certainly wouldn't have moved except for retirement planning. As for the sales price, have you checked the newspapers during the past year? New and resale home prices have dropped and are continuing to drop, and it has nothing to do with a hospital in anyone's back yard.

    Um, it's like when you have to explain a joke...

    So this is an opportunity to persuade others, including me, by using facts. There IS going to be something built on that site, whether it is a hospital or a business park. So help us understand how a hospital will create MORE traffic than a business park, MORE pollution than a business park, and MORE safety concerns than a business park.

    Well it looks like you pro hospital people are willing to sacrifice anyone that gets in the way of this hospital.

    As far as I am concerned you all show your true colors when you are willing to sacrifice even one of your neighbors.

    Just because projects have been built before does not mean they are correct especially when they hurt home values and the people are not compensated.

    I glad non of you are our planning commissioners or supervisors with thinking it is ok to sacrifice anybodies property values, when their are alternatives or there could be compensation. You all are playing a guessing game with a real project that has many potential flaws in it.

    I am glad this debate is going on this early because it shows what people are really like.

    As long as I am protected dam the rest. The one person that SOLD their home says, the hospital does not bother them is that not convenient. how does one really know and did this person really understand what exactly was going to be built there. Where are the rest of those home owners and do they really understand what is going to happen on that site???? I know my clients have a very hard time visualizing what their homes will really look like even with properly drawn renderings that are not drawn to fool the public. I explain in great detail what is going where what and why and we walk the site and we think about the neighbors and where every window goes and what it sees as well as what the neighbors can see. And I design the home to be a good neighbor all not the few lucky ones. The same rules should apply to any project and with technology today we now can do animations way before the first tree is torn down and see exactly what effect the project will have on the site and their neighbors.

    Janella farms architect [SIZE=-1]Rafael Viñoly [/SIZE]did extensive animation of that research center and that is part of the reason that is the best designed extremely large building in this county. Yesd I do design for some of the movers and shakers CEO's Famous sports stars including many redskins, rock stars who one of them has his home on MTV cribs that I designed, and just beautiful everyday people right around the corner from all of us. Yes I have designed lower income housing for free. SO I will toot my horn a bit.:happygrin: Yes I am concerned about the beauty of loudoun far beyond many of you all.

    I can't count the times I have heard people say I had no clue it was going to look like that both bad and good.

    I have a track record that you all drive by everyday. There is the old saying when an architect makes a mistake everyone has to look at it forever and when a doctor makes a mistake they bury theirs.
    Hopefully our county supervisors and planning commissioners will protect many of you from your own selves.:happygrin: I am not going to stop until I understand what is really going to be built on that site and there are safeguards to protect financially anyone that will be harmed by this hospital and there are real buffers not twigs that actually will hide this project at least from ground level not 25 years later. Also this hospital if built should contribute significantly to improving waxpool which it is going to put more traffic onto waxpool, certainly not help it. That there is iron clad legal documents that they hospital is liable for any damage it causes to property values excess noise and traffic and the buffers are mature trees and can never can be built on including that potential sneaky plan for that little park that would be just ripe for major expansion and I can see this whole argument come up again it is needed for the public good once they have their claws into us.

    Most of you just blindly have fallen into the hospital pitch, hey it will be your funeral if you are wrong and don't put in safeguards. ;)

    If you're referring to me here, all you have to do is check these forums back to the beginning of the hospital debate to find out what my opinion about the hospital has been from the beginning of these discussions. I also spent time on the HOA hospital task force and still came away pro-hospital and have said so many times in these forums.

    If you're so good at reading people's minds, why are you even in these forums -- you already know what someone has to say. And, how do we know what you are saying is true and not just convenient for your agenda?

    It was a rhetorical question . I would never never ever post someones personal business on any site as several have done here even if it is public knowledge. My wife is in real estate so if I wanted to know I could find out in an second. She is doing a small study of what the real estate people really think what the hospital will do to property values, because I asked her not because she wants to.;)

    Cliff I would like to have a complete set of plans to the hospital and all the documentation so I and others can do our homework. Thank you.

    I can vouch for GCyr and so does the archives of this forum. GCyr laid down a strong and sustained record of support for BRMC.

    We should walk the site. Three sides of it will be bracketed by four lanes of highway or more. One side will be the school admin building. The corporate rhetoric saying this site is in a residential area is fear mongering. Corporate greed.

    BTW, what is your opinion of the helicopter pad?

    I'd like to go back to the competition debate and make a point that I think was missed.

    Donna tried to throw cold water on the competition angle saying it was irrelevant. Someone asked for details and one important element of competition was not mentioned.

    Health insurance companies negotiate with hospitals for the rates they will be reimbursed for. Those health insurance companies pass on the rates to the consumer.

    Today, insurance companies are looking to establish reimbursements for Loudoun customers of hospital medical care, and there is no competition. Therefore, insurance companies are only able to negotiate with INOVA. Where is the incentive for INOVA to lower rates? Where is the leverage the insurance companies have to hold INOVA or anyone else for that matter, feet to the fire and demand a better deal.

    I guarantee you insurance companies negotiating in Fairfax are playing multiple hospital owners off each other to gain lower rates. Insurance companies are fighting rates in Loudoun with absolutely no leverage. That's why INOVA is fighting like dogs to keep their monopoly alive.

    This is real life. You can't tell me rates won't become more reasonable once competition is introduced to the County.

    BTW, Donna, still no response to our questions for you to explain your claim that health care competition is different than retail. We're waiting. I can only assume logic has once again tampered your enthusiasm for debate.

    afgm you know you are one of the few people I respect and have met on these forums. :happygrin:

    I am listening to you guy!!! and in spite of how this debate has degenerated over the last couple of days I have not made up my mind, but there are many negatives that need to be addressed or explained in detail. And there are many unknowns in my mind that have not ben explained. A complete set of plans and documents would be a good first step.

    As we say in the construction business we can handle any situation if we know about it. It is what we don't know or is hidden from us that creates the problems.

    Same goes for this hospital it is what is not known that creates the suspicion and mis trust.

    afgm I am fully on board for another hospital just where is my biggest concern.

    Ok guys Cliff has actually got a tour of a few of these homes.

    And the surgeon has always said his wife is building the home with her money as he has said he could not afford it on his compensation as an doctor ha ha ha ha:happygrin:

    Actually most of the time Mr t8 I do post that information later;)

    But this has nothing to do with why build that hospital on that site:happygrin: Lets not divert the attention children;)

    So if you are pro-hospital, you are stupid, blind and selfish. You can't think for yourself or reason logically. If you are against the hospital, you are more intelligent and altruistic. Wow.

    Does that mean the stereotype of the arrogant, blabber-mouthed architect is actually true?!

    As an agnostic on this issue, I have a few questions:

    1. Could one reasonably make the case that the hospital would increase property values in Broadlands over time...because hospitals tend to employ a high percentage of skilled workers...from nurses and radiology technicians to doctors and surgeons...who would want to live close to their work? With a tough real estate market, could this bring people with money to our neighborhood?

    2. There are a number of businesses in Broadlands, owned by residents, that are struggling with all the competition nearby. Wouldn't a hospital bring in a lot of workers who would frequent our restaurants and such?

    3. I just got back from a walk with the dogs, and we walked along Broadlands Blvd. It's clear to anyone who moved into a house bordering Broadlands Blvd or even Claiborne that traffic and the sight of commercial buildings would be an issue. Isn't that the same anywhere along Broadlands Blvd?

    Lee, if the hospital has to compensate people who live nearby, shouldn't Wendy's have to do the same for the people in townhomes across the street? There's trash around that area. Plus the red neon Safeway gas signs--should they compensate homeowners near there? Where do you draw the line?

    No one is sacrificing fellow homeowners--people who move into those areas should know they are going to border traffic and businesses. And I suspect the price they paid for their homes is already discounted by that location versus those who have pristine, secluded lots.

    Well, the HOA Board has not issued an opinion, so I have not yet spoken representing the community.
    But, I have done my research and am comfortable with what I've learned and I support the hospital. And I'm .6 miles way.
    I've also heard from many in the community, and many who are close to the hospital site that support it. I guess their opinion should not be represented because it differs from yours?

    I will ask again for the sixth time:

    Okay, Lee, let me pose this to you.
    Let's say BRMC is again put before the county, along with the tens of millions of dollars in road proffers, millions of dollars in tax revenue, and providing more healthcare to a county that is woefully underserved, as well as all those high paying jobs.
    How many people does it take for the county to turn it down?
    Just one person saying "I live there and don"t like it." 10? 20? 100?
    What if 20 don't like it, but 20 that live nearby say they do?
    And what is your definition of "Closest?" 1/2 mile? mile? 100 yards?

    You just dont get it. This is Broadlands. It is a quiet, nice, tree-lined community. A great place to live and raise a family. SHOULD NOT BE A HOSPITAL BUILT HERE. Yes, my opinion. And all of you can have an opinion. I guess I dont understand why you and others want a hospital here. I dont need any statistics, demographics, architectural renderings, politics, or facts. I just like it here the way it is. That's it. I'm done for now.
