Is it legal to rent your basement/a room in your house? I believe we are considered "single family dwelling" and are not allowed to do that. I have concerns that a neighbor has had several temporary borders in and out of our neighborhood over the past few years and that concerns me from a safety perspective. Any informative comments are welcomed.

    To a single tenant, yes.

Do you know if there any background check requirements? I'm guessing not. I don't want to make waves, but I do have a concern that we don't know these people's names, or anything about them to make sure it's a safe enironment for our kids. I guess you never really know your neighbors, but I think it's smart to know your surroundings as much as you can. Just a concerned mom.

I understand your concerns but no, a background check is not necessary.

A homeowner can literally bring a person off the street if they wish. It is their home.

Loudoun does have a laws where only so many people can live in a residence. I also believe (not 100% sure) that 2-3 years ago a provision was added that most of the occupants had to be related. This may only apply to rentals (again, not sure).

I bet one of our smart neighbors knows where to find the regs. :D

Caroline, have you introduced yourself to your neighbors- the permanent ones? there is no better way to either get to know someone who may be very nice and just needs a little extra cash, and screens people just like you would b/c they want a safe household too. Then, you can feel a little better each night when you go to sleep. OR- if there is something about the person that raises your hackles for real and gives you reason to worry, you deal with it then.

You may really have nothing to worry about- let's start with- how well do you know the permanent neighbor?

you can do it without being nosy- just neighborly!

I had a nanny come live with us for the summer and believe me, I checked everything I could about her first. You don't bring people you don't trust into your home. I agree with Redon - get to know your neighbor. If you can become friends, it won't be difficult at all to say - hey, how are you checking out these people? Are you sure they're safe?
