New Resident

    My husband and I are moving into the area shortly. I had a few questions though that current residents might be able to help me with.

    I have all HOA documents, but I was curios in how I can easily find out if our new house meets all HOA requirements. All I can easily find is information for modification requirements. Is there a requirements package for existing issues?

    We look forward to living in Broadlands and thanks for all the help!:blush:

    VA requires that an inspection is done prior to a house being re-sold in an HOA to determine if the property is in compliance. The seller must share those documents with you. Ask your realtor or the seller for about a Certificate for Virginia HOA Resale and a Resale Disclosure Package.
    If you are purchasing a new home from Van Metre there is no requirement and the home will be in compliance as no modifications have been yet made.

    Thanks for the help on this.

    I apologize for my ignorance, but I am a first time buyer and am from an area that does not have HOA's.

    Is this package usually something they give you at closing? (Our's is on the 24th).

    On another note - We absolutely love the area of Broadlands and are excited to make this area our home. We're looking for a tight knit community and I feel this will be an amazing fit. :)

    Depends if the house is new or a re-sell.

    If it is new, then there are no issues. The HOA cannot do much if something is built by the builder.

    Re-sales are inspected by the HOA to insure that all applications have been submitted and approved before it is "released". If there are outstanding issues, they are brought up to the current homeowner.

    One "should" not buy a house with any HOA outstanding covenant issues

    You should receive this prior to closing so you have time to review it. If there are any violations you may wish to require the seller to escrow some funds to insure the violations are corrected. If they are not, the buyer will be responsible to have the violations corrected.

    We moved from Southern West Virginia almost 2 years ago and have lived in an apartment. HOA's just aren't a common thing in that area.

    Also, what are the major utilities in Broadlands? I would assume that power is Dominion and the Gas is Washington Gas ... but I'm not sure about the cable/internet provider. Are there any other providers beside Comcast? I know of Openband because we work for the company that owns Openband ... however we are moving to Northern Broadlands and evidently that is only available in Southern Broadlands.

    Your utilities are Dominion Power, Washington Gas, Comcast cable (unless you're moving into Southern Walk, in which case it's Open Band), and Verizon Phone (Open Band in Southern Walk). And Loudoun County Water.

Yea I would definitely check to see if there are violations on the HOA before signing the contract and get the seller to address these before... less headache for you. The couple that bought our townhouse ended up changing things, and then trying to see a year later with 3 major violations. Lost of $$$ to correct because they were stupid not to get approval.

    Ah, so you work for MC Dean? Van Metre and MC Dean created Openband I believe... if memory is correct.

    Yea both MC Dean and Openband share an office building on Rt 28 just before Waxpool road. I had good interaction with MC Dean when they put in our home audio speakers... the technician was from MC Dean. Have any kids? This is a great neighborhood for kids - since I have one (one more on the way) I pay attention to those things around here and the community is great for having the special kids pool too!.

    Yep, thats the office that we are at.

    No kids yet - but plans to have them in the future. I see families everywhere in the neighborhood, so we were really impressed at the "community" feeling. We're from southern west virginia - so the feeling of a tight knit community got lost a little when we moved to the area a few years ago.
