HOuse for sale on Reamy Way-

    Hey ya'll, some good friends of ours are contemplating becoming Broadlanders, and are curious about this house. Those of you who live or socialize up that way, any feedback on the neighbors, kids nearby, home itself, etc.?

    Feel free to PM me if that's more comfortable- I guess they are concerned b/c it's being sold by the bank.... wants to be sure it wasn't being used to cook meth... lol

    there are two houses for sale on Hidden Pond Place. One is bank owned, one isn't. It is a great street to live on. Lots of kids, K thru 2, and 4 thru 5. a few middle schoolers and a few high schoolers. The bank owed one wasn't a crack house. lol the owners bought more than they could chew. Didn't speak much English and got taken advantage off with interest rates, etc... The orginal owner was a contactor, so kept in great shape. the 2nd owner only lived in it for a year or so.

    Are you sure the one on Remy is bank owned? Last I heard the family was still living there and trying to sell it. Apparently they have had it on and off the market several times

    it looks lived in to me too when i drove by- their realtor told them it was bank owned, but maybe he/they are confised about the listing details- they are looking at lots of homes... :)

    I live up in the area of Reamy and the owners lived there for a few years and then built a house in Villages of Waxpool. The owners have been renting this one on Reamy for about 2 years-- 2 different renters. Not sure about "bank owned", but I know they have been trying to sell it.

    hey again!!! MAYDAY MAYDAY- anyone putting a house up for sale in the Broadlands this week, please let me know! Still have a lovely family of 4 looking to live here, need a nice backyard, at least 4 bedrooms, finished basement preferred. FSOB or realtors- pm me for a great lead!

    Its most likely a short sale. Bank may not own it yet but the owner is underwater on sale and can't or does not want to come up with cash to sell. The bank doesn't want to take the loss either. Short sales look great at first because they price is so cheap but when you realize you can spend several months waiting for an approval of the deal and get turned down by the bank its not worth the hassle. That is why the price on the Reamy house is so far below market value for that model.

    A guy I work with is moving to the area and has been looking for a house. His preference was Broadlands. His experience was that houses that were not encumbered by a short sale (he saw only 1-2 of these), priced right, and in good shape, sold very quickly with multiple offers. He eventually took one at asking price in the Farm within hours of it going on the market.

    So, there is a demand, just not at the price levels of 2005/6.

    I just helped one of my Buyer Clients buy in Broadlands and we had to pay over list price to fend off two other offers. The Bank priced it low for just that reason. He is still paying 40k less than the appraisal! If it is priced correctly it sells!
