How are things in Southern Walk?

    Hi, this is Elizabeth Coe with the Loudoun Times-Mirror.
    I was wondering about the Southern Walk annual meeting for 2008. Has it been scheduled???

    Also... I was thinking back to over a year ago at the May 31, 2007 annual meeting. A lot of promises of good things to come were made to Southern Walk residents. You guys were told the community would most likely turn over to residential control in 2008... What is the status of homes being built out?

    Also .... (and I am quoting from last year's article:)

    "[FONT=NewCenturySchlbk, serif][Pat] Leader said to help residents find solutions, the HOA board intends to form a technology committee to hire and work closely with an independent consultant who could evaluate OpenBand's services.[/FONT][FONT=NewCenturySchlbk, serif]Van Metre offered to pay for the consultant."[/FONT]

    Have any of these things happened?
    Have there been positive improvements in the community over the last year?

    I am not happy with the SWHOA situation, but I would like to say that in general, "things in Southern Walk" are great. :) I really enjoy living here. Our neighbors are great, the neighborhood looks very nice, and the variety of restaurants and local businesses is great. And I get the impression that the value of our homes has held up better than in other areas nearby.

    The SWHOA situation is unfortunate, but it is just one negative factor compared with many positive ones that influence the quality of life in Southern Walk.

    I would concur about the quality of the community, houses and neighbors....... Open Band isn't great - but in reality it isn't that bad

    compared to many other service openband is not at all horrible. Yes of course it could be better. Unfortunatly the problem is this situation with the SWHOA.

    Apparently last night was a SWHOA meeting. Does not sound like we're close to gaining control this year from what was posted in this thread:

    The annual meeting is being scheduled for October 2nd. I agree OpenBand is not great and not that bad when looking at offerings. However, when you compare quality of services, being locked into a 75 year contract, what we are paying for services compared to Brambleton and Stoneridge getting Verizon Fios offerings for about $90 a month, we are getting a raw deal. Couple this with the fact that most of our community did not have any details disclosed to us at closing, we have been swindled.

    Update on HOA promises from last year:

    Obtaining an independent consultant to evaluate our network - Just now selecting a contractor to do the work. Jeez this is slower than the US Government takes in contracting and they are slow.

    Handing control to residents - They say they only have 45 units left to sell, then they will hand control over.

    Also, learned in a recent meeting that our community bill to OpenBand is around $180k. Doing the math and considering 1,099 homes at complete build out and at $142 per month (less $7 for taxes and management fees), our monthly bill to OpenBand should be around $156k. The HOA did not know nor could elaborate on what the addition $24k is for or what services we may be receiving for that $24k. It was addressed to the SW HOA board that all services we are to receive are detailed in the contract to obtain telecommunications services from OpenBand and that we should not be paying any more than than the $142 (total per month for 1,099) homes.

    I will post an answer to this issue when I receive it.

    Additionally, members from our community have now met with four commissioners offices and the policy division of the FCC to provide arguments for banning bulk billing arrangements for private cable operators. There is also a possibility that information provided at these meetings have been handed over to the US Attorney General to pursue anti-trust litigation against OpenBand and Van Metre.

    Unfortunately since this issue is related to telecommunications, our state's Attorney General and the Virginia SCC did not want to touch this and referred us to the FCC.

    Next stop is planning meetings at HUD for the disclosure violation perpetrated by Van Metre.
