SoutherWalk HOA issue...

    Hi All,

    Any body in here experienced any issue(s) with SouthernWalk HOA charging late payments eventhough the payement had been sent every month on time? Since August I have been getting late payment eventhough I am paid upto date with all my payment and on time. I have checked all my payement record with my bank and as always all my checks have been cashed in by southernWalk and Broadlands HOA well in advance before the due date.

    June/July of this year they had mistakenly deposited our SouthernWalk payement into Broadlands HOA and charged me late fee for not sending Payment to SoutherWalk. After I came to know about this in early August I have been calling them twice a week to get this thing straightened out and nothing happened. I had left several voice mails with the bookkepper ( both me and my wife ) and we still have not heard back from them.

    Do any of you know to whom I can complain further to get my situation corrected. I am not sure calling SouthernWalk is an option at this point ( because they keep on transfering to bookkeeper who does not answer or return phone calls :-( ).

    only way i know to get around that is to have them eft it so you don't have to send in a check. we do that and never have a problem.

    Yes we have been doing EFT for the past 3 years and never had any issue until recently. You can call it a glitch :).

    We received a delinquency notice from Armstrong threatening legal action just over a month after we bought our house. Seems they forgot to acknowledge about $400 of the HOA fees we paid at settlement. An email to khelton@armstrong.net took care of the matter, but the issue came up again over a year later when we got a notice of an unpaid late fee. Seems they had been carrying the erroneous late fee from the initial notice forward the whole time, despite their assurances the matter was corrected. As far as I know they have removed the late fee for good this time, although we never got any sort of apology.

    My advice is to put any communication in writing and keep good records. You may think the matter is settled only to have it come up again a year later...

    When I was living in a condo in FL and Armstrong was my management company there, the EXACT same thing happened to me.

    A visit to the HOA office along with supporting documents got it taken care of, but Armstrong really likes to carry forward those late fees whenever possible.

    Also, make sure you keep track of the assessment increases and change your automatic withdrawal amount to reflect the increase. If assessments go up $5.50, but you pay the old amount, you will be considered delinquent and be charged a late fee.

    Shouldn't we get a new coupon booklet if they change the assessments?

    If you use a coupon book, a new one is issued at the beginning of each year. Any increase is also announced in the December newsletter. If you have funds automatically withdrawn you will not get a new book. The easiest way to avoid late fees is to sign up for automatic withdrawal, when the assessment changes the amount charge will automatically adjust, you don't have to contact anyone. If you do bill pay through your bank you will have to be sure to adjust the amount.
