Broadlands Hospital

    Sorry. I referred to that because I was having trouble imagining someone coming up with that amount of time to study the issue. I believed the statement, I just found it odd that someone found "hundreds" of hours to study the issue over the past few years. I do not question the truth of this claim.

    When the friggin techway is built over Broad Run Farms and into Montgomery County, then I will forgo any NIMBYism.

    Thanks for the explanation. What you said was humor, I read as sarcasm. I tend to respond to sarcasm with sarcasm. Sorry for the misunderstanding.
    I don't have to be right. You don't have to want the hospital.
    That's fine. I just hope people reach their conclusions based on facts and not fearmongering. I also know that there are lots of people with ties to Inova that will oppose it no matter what.
    I do want another hospital. The county needs one. It doesn't have to be here, but that's where it is proposed. If I thought it would have a negative impact on the community, then I would not support it.

    Valid point. I would not buy a house within 50 yards of any commercial zone. Now, if you did, would the hospital have a bigger negative influence than other types of projects. That is the question that I guess you need to answer.
    People have recently knowingly bought property right at the entrance. Van Metre did not discount the prices for the potential hospital.
    I did speak to two real estate appraisers about values and whether they would reduce the home value due to proximity to the hospital. Both stated that neither a hospital or an office park would lower values. They stated that an industrial use that had lots of large trucks coming and going would have a negative impact.

    I'm aware of what and who I represent. If the HOA decides to support the hospital, then a statement would be issued from the HOA.
    I am not speaking for the HOA. I'm aware there are many who don't want the hospital. I can also tell you that many did not want Clyde's, the School Admin building, the Safeway Center, and the Tetra Center as well.

    I can not understand why people are against this hospital. We have a tax crisis forming in our county and there are no new high end jobs being created out here..... The hospital will ultimately help with both.

    Furthermore, to Cliff's many points a hospital can be an attractive and well maintained structure...... Just imagine if we end up with a lot of moving trucks or a repair garage for heavy machinery........who knows.....

    I know that the long term value of the investment I made in my home coupled with the long term prospects for the quality of schools, etc..... for this area are contingent on us keeping this area attractive. Attractive means both appearance and desire to live in this location - the hospital will help!! What will not help is AOL ultimately going under (certainly not unrealistic) and no new business moving in....... Then watch..... The restaurants will fail, the taxes will increase, housing prices will crash FAST, foreclosures will balloon, etc.........

    We need this and other business to come to our county...

    Cliff do you know if there is activity on the broadlands massive office park?

    Gosh, I have tried to keep quiet on this issue as I too have put in hundreds of hours on it and have been involved in trying to keep this hospital from being built in our neighborhood for almost 6 years...

    When all is said and done it boils down to only a few issues...

    Will this be harmonious and compatible with the neighborhood? NO

    Were there 14 reasons for denial that the planning commission gave to deny this location? YES

    Do the residents that will be most affected by this location want it? NO (the one resident that CLiff mentioned that did support it and who lived directly across from the site MOVED)

    Does HCA keep promises and are they an ethical company? NO Just google department of justice and how HCA had to pay out over 1.7 billion dollars for defrauding the governement and the tax payers.

    As far as them paying taxes...google how HCA has sued different counties for trying to get out of the taxes the were supposed to have paid...start in Fairfax...

    Would the hospital stay only a 164 bed facility? NO this is only phase one...and as they have stated in the past, they would like this hospital to grow into a tiertiary facility....meaning something along the order of Fairfax.

    What new services would they bring to this proposed hospital that isn't already being offered? NONE

    Do hundreds of Broadlands residents want this hospital in the community that they live in? NO

    Did surveys show that more people where against this location than those that felt this was the right location?YES

    Was HCA asked (several years ago) about moving to the Route 50 corridor and they said they would never do that? YES

    After Inova purchased land on the route 50 corridor did HCA then decide to move there? YES

    If HCA were so interested in providing healthcare to Loudoun, they could have already been providing that care had they built on Route 50 when originally asked.

    Is HCA more interested in the bottom line and the profits it gives back to it's investors? YES (just google it)


    I don't want to rehash old arguments, but this is the wrong location.

    I would offer any new resident or those interested in more information to please contact me as I or hundreds of your neighbors would be willing to share all of the research we have done.

    ... notwithstanding arguments for or against, HCA does own the land, right? Aside from needing a zoning exception to build a hospital, it's theirs to develop (or sell).

    I did an internet search and found numerous articles and reports that hospitals do have a negative effect on property values except the commercial property.

    Noise is a major factor from things like the chillers etc used in the heating and cooling systems have been heard up to over a mile away.

    The helipad even with 3 or less fights a day is the biggest negative to surrounding homes according to several articles done in this search. Even if it is taken out in the initial first phase what is to say it will not be put in down the road. Once the hospital is built all kinds of negatives could be built late as this helipad saying it is in the public good. No hospital no possibility of this ever.

    A residential style office in a park like setting is the best use of that property.

    The hospital still could be built somewhere else and we still gain the employment and tax dollars.

    I am going to start next week posting articles about the negatives of a hospital built too close to suburban style residential.

    I will also get my architect and engineering buddies to also give me or us insight on what effect an hospital will on the surrounding neighborhood from non involved sources that have no interest in this one way or an other.

    Also will get opinions from again appraiser's that also have absolutely no interest in this hospital one way or another.

    Don't forget some appraiser's have helped make this mortgage mess we are in so we must get appraiser's that are truly have no interest in this hospital to give their opinions.

    What scares me once this hospital gets it's claws into the area things like NO helipad go out the door later under the pretense it is in the public interest.

    Hospitals are so vital to the overall community that once they have a foothold on this site they can turn into this monster and nightmare we may never be able to tame.

    How many of you felt you were mislead by van metre after you bought your home about a multiple of things from your home to the surrounding area. I hear it all the time on these forums and others. So who is to say this hospital will do what it initially says it will once it gets a foothold????? The fire station across the street from me does not abide what they initially said.
    WHAT I AM SAYING THE FIRE STATION DOES NOT ABIDE BY WHAT THEY TOLD US AND WHO SAYS THIS HOSPITAL WILL NOT DO THE SAME SUCH AS ADDING A HELIPAD LATER?????

    The hospital can't guarantee what will happen in the future , but no hospital and a residential style office park instead in a park like setting will end all that worry and potential forever.

    In my opinion right now the hospital has way too much potential to hurt residential real estate values and by the nature what the hospital is has too much future potential to inflict even greater harm to the surrounding community. An residential style office park does not even come close to be able to inflict the the future harm this hospital can.

    In case you didn't notice, I have not stated that I AM AGAINST THE HOSPITAL! I am just participating in a healthy discussion to make sure that all points are considered. Your previous argument made it sound (to me) that you thought that the resistance against Clydes was the same as the resistance against the hospital. My argument above was to differentiate between the two types of projects. In a subsequent post, I stated that every community has standards for acceptable businesses in their area.

    Imagine, instead, that it was a Casino, complete with Cabaret Shows. Would you draw the line there? Would that effect our property values? Would you be concerned about the "element" that this would attract?

    As I said, each community sets its own standards. I am certain that in some parts of McLean, a Safeway would be out of place. In the Broadlands, is a full-service hospital out of place?

    More importantly, where do we put the CASINO???

    Obviously they bought it thinking that they could apply enough political pressure to get a zoning exception.

    its how it works - they must take that risk up front. Otherwise, you'd shoot yourself in the foot.

    Hrmm.. 'we want to build a hospital, but the only place it can be done now is owned by Mr X and Mr X knows he owns the only place you can build that hospital'.

    How much do you think Mr. X is going to charge now vs. before he was the one holding all the cards?

    Developers must do this all the time - its part of their world.

    You said three or fewer per day. I assume you meant three or fewer per week, since that's the number that's been in the discussion the whole time. There's a sevenfold difference between the two.

    By the by, that's not to say I'm not interested in what you discover. But as I've seen over and over again regarding controversial topics, if one wants to find bad news, and report only that bad news, one will always be able to generate the impression they need to prove their point.

    (Not really related to a Hospital in Broadlands, but a good example of this phenomenon at work can be seen at http://badnewsfromthenetherlands.blogspot.com/ )

    Actually, anyone and everyone on both sides of this issue who has done their research and would like to share it, I'm happy to receive copies of the info you have and review it all. I may be biased in favor of a new hospital in this area, but as I've said I'm not tied to a location (or a company, even). If I'm going to take a stance, why not educate myself with all the info, right?

    Donna, Lee, Cliff, anyone else -- is all of your info in digital form and can be emailed, or will I need to make copies of paperwork to review your findings? Or isn't there more to share over/above what you've said already.

    Thanks for a great discussion on this topic. It's been enlightening.

    Technosapien I mis-understood and I apologize.

    The big picture is, is that site surrounded by residential that is very close and even closer to the homes in the farms the correct use when there are other sites available.

    The best use is for a residential style office in a park like setting. Then there is no chance that the hospital could come back later with furture expansion plans under the premise it is for the public good. Hospital by nature exapand all the time, so I don't buy the premise that their plan is the full build out. They may mean that now but what is to stop them in the future. Personally I believe their initial plan is a disguised and once they get a foot hold they will years down the road try to get more exemptions. That is how they are starting so what would stop them in the future?????? A successful hospital would have a lot of power in the future once established. The cost of expanding or building another hospital would be prohibitive in the future compared to expanding the existing one beyond their initial vision. They maybe even sincere now , but there is nothing stopping them to try future expansion in the future. Hospitals just by there nature and their initial costs for the infrastructure and buildings and equipment would want to expand at their intial site as compared to most businesses. SO I believe they should pick a site that could accommodate any potential expansion whether they think they will need it at the moment or not. That way the surrounding area is protected for all possibilities imagined and not. Personally I feel they believe they have spent so much time and money on this site and plans they will fight to the death then start all over again. This is going to be a battle and it does not have to be with another site.

    I have not been convinced by any of the debate here so far to be in favor of a hospital at this site.

    The site is far from being "surrounded". Bordered on one side by the Greenway and another by the School Admin bldg and Clydes. On the Belmont Ridge side, not sure of what will be there and how far it will be.

    Look at the hospital site plan of this hospital and the reston and landsdown and compare it to to the satellite views.

    This hospital is starting to get some very heavy negative responses on other sites and blogs. They seem to know a lot more about this hospital company and how they fight paying taxes to the tune of an 100 million in Virginia alone. Also paid off the largest fraud case. Just Google them. Are we being sold a bill of goods here by a few???? Remains to be seen as this debate continues on.
