First Hospital now a Hotel in the Broadlands

    Lee - are you kidding, the residential "subuarban sprawl" in the DC DMA ear marked shortly before the construction & expansion of RTC the idea of residential "close in" town centers - Brambleton has thousands of SH, TH, MDUs within walking distance. I'm not in the building industry (thank goodness) - but I did stay at a holiday inn express last night. The building trend has been all over the news for the past decade.

    getting to Brambleton TC is MUCH easier lets see the ways: Croson via Bella Terra, Old Ryan, Ryan, Belmont Ridge, LC Pkwy etc. in 5-7 minutes we are sipping our Coffee.

    getting to Dulles TC - Ashburn Vill, Gloucester, Claiborne, Route 7 and the worset engineered road that can not be fixed - WAXPARK - waxpool and we have to leave 30-45 minutes before the movie time.

    Hmm...which way do you think I'm going?

    Seriously, I just saw that the Embassy Suites in Ashburn is raising holy hell over this new proposed hotel. Something about it being too close to them and it will put them outta business. In fact, they have employed undercover citizens and lawyers to supposedly represent a small group of County residents. It's bizarre, they also said they have a 4,000 person petition protesting the location, but they aren't revealing the list due to something about privacy and identify theft. Maybe this hotel should be down on Rt 50, we already have one here.

    Pea don't hold your breath for any new or fixed roads anytime soon and the possibility until LIL Pea is out of high school ;) ANd I don't think I am joking. Loudoun is becoming the biggest mess I have ever seen in a new area. :devil2:

    We are looking very actively to buy a tear down in Great Falls or Vienna to build in a few years. Loudoun's transportation problems and others are becoming almost unfixable during my lifetime. THe schools are becoming a bigger mess as they will want more money and I believe Loudoun has raised property taxes as much as they can. THe last increase really hurt both the residents and especially business as the other close in counties kept their increase extremely small.

    Don't forget Pea when the hospital builds belmont which most likely will not be complete for four or five years you will be able to drive directly to brambleton and you will then just basically dead into the middle of nowhere. Yep that is a high priorty over waxpool and pacific and many other roads in the area with no relief in sight until most of the kids starting kindigarten this year witll be in High school or college before we even began to see any fixes.

    Not much improvement in roads since we built the first homes in Ashburn Farms 20 years ago actually the traffic has gotten much worse. Use that as a blueprint for the future 20 years only it will be worse. :devil2:

    But at least you all will be able to walk to the hospital ha ha ha:happygrin: or be pushed :devil2:

    afgm you know I will never give up my pursuit for good neighbor development and correct and intelligent land use that is also good neighbors, even if I move much closer in. :devil2:

    AS far as Embassy suites I heard the same thing:happygrin: man does news like this travel fast:happygrin: Do you think this new hotel will pay for the increasing school budget problems and keep our taxes low. The rumor is it is a very low budget hotel with a wing to hold the overflow of prisoners from the over crowded county jail. :devil2::devil2:

    Try the traffic on Georgetown Pike, Lee. I used to drive to high school at 7:00 AM from Great Falls to Langley and it took an hour to drive 10 miles. That as 20 years ago. The traffic around Great Falls and Vienna is 10x worse than Loudoun.

    Lee - first it would be really nice if you keep my kid out of your post.

    ok - 20 years ago roads & population were a completely different landscape.

    I wasnt a stain on the sheets 20 years ago - i was driving the roads too - and there have been dramatic road improvements in 2 decades - some might argue these improvements have not been in concert with the population growth - but no one has/had a crystal ball.

    Are the some fubars in the local roadsystems in loudoun? - Sure - however there have been lots of improvements- in fact too many to count.

    I don't want to jump on the Lee-bashing bandwagon - but I have to agree... for once just once could you please post something that is possitive? Holy buckets the gloom and doom gets to be a bit much - ya know.

    What's wrong with having a hotel in that location? A hotel in a primarily residential area isn't exactly unheard of. It certainly should help the restaurants in the area that are suffering.

    25-30 years ago, Rt 7 and 28 were 2 lane roads pretty much in there entirety. The toll road was 2 lanes. There was no Greenway, no Rt 7 bypass. "Parkways" did not exist. 66 was just recently upgraded to 4 lanes in Fairfax. Orange line???

    Yeah, lots more people in the area, traffic still sucks and there needs to be more/better roads. But as Pea said, there have been significant improvements in the region.

    Nothing wrong with a hotel except they are going to change the land use from 4 residential to an acre to this. And this is next to existing residential.

    It is all about transition from residential to commercial. ANd how it is done. If you look at the homes next to this site and all of a sudden there is a noisy hotel next door with people coming in drunk at 2 am from a night out at the local bars well that could be a problem. Parties in the rooms etc.

    Again it is all about land use and transition.


    As far as planning lets see who in their real job does anything here remotely that even comes close to planning or rtemotely studied any of that in school. hmmm Did anyone here even help design there own home???????? I see an air traffic controller and a bunch of techies and whatever people do here and if they were so interested in planning properly then why don't you do that for a living. As a matter of fact there are several openings for planners right here in Loudoun as we are losing our planners faster then we can hire them. Tho some from what I read seem to be more of a techie then a planner.

    I am extremely happy what I do for a living and my lifestyle. I don't need to have another life after work. I love my clients and the varied work they do and lifestyles, no two days are ever the same.

    I live eat and sleep what I do 24 hours a day and love it :happygrin:

    And in case some of you don't know it planning is also part of design and architecture. It is even part of the courses in school. :devil2: And the engineers are under our direction.

    When Cliff talks about ignorance, what can I say.

    One thing developing One Loudoun or Moorefield where all the uses are planned way in advance and putting in hotels and hospitals etc where there are nice transitions.


    But to start changing land use next to residential that was there first without proper transition now that is total ignorance and then turn down Kincora that would be a self contained mini city with a lot of park land and proffers for much needed road connections and say it should be developed as is, which is industrial flex that is more then ignorance that is stupidity but we will see.

    Lets see we have a toll brother neighborhood on 606 which should be industrial next to the airport then there is talk to build indutrial flex on the corner of rt 7 and 28. hmmmmmm See I don't come home at night after work and all of a sudden I become designer extrodinair I am that day and night :devil2: I just find it halarious that air traffic controlers and techies come home at night and all of a sudden they are now planner extrodinair.

    Hey bash me all you want want. Soon you will have to find another victim to take your frustrations out on. :devil2:

    I will just end with I am constantly exposed to the best planned cities developments puds and design in the world on a everday basis thru my architect friends builder and developer friends and thru my many travels and different places I have lived over the years. THe more you see in the world of planning and design the broader your scope and the better you can see future problems and you don't sacrifice your neighbors for misplaced development if you are a real planner and want wonderful and beautiful transistions and a overall wonderful effect. You solve all the problems to everyones satisfaction no matter what it takes. The easy way out is they should of never moved there in the first place.

    Good news is the flex industrial at the corner are empty and that should be a warning sign to future developers what happens when you are a bad neighbor developer and build misplaced developments. And don't feel so sorry for that developer they could let those buildings sit there forever without any financial problems.

    More good news it seems the high gas prices has lessened traffic around here lately at least it appears so even before school was out.


    Construction traffic has also lessened quite a bit.

    So perhaps we will not need any new roads.

    T8 you can't call it an improvement if what you build is not even close to the amount of growth. That is actually going backwards not forward. Improvement when your commute and total lifestyle gets better not worse. :devil2:

    The Toll Road wasn't even built until 1984. I remember my mom driving the access road from McLean to the airport and doing a U-turn to go teach at Hutchison Elementary.

    Why do you always awesome the worst? Do all hotels have people who come in at 2, drunk? And is it all the guests? This is like everything else, when a project is announced, you immediately say it is the wrong thing, in the wrong place, built the wrong way, with the wrong design, that Houston does it better, property values will drop and that EVERYONE will be inconvienced. Move to Houston already.
