General Question

    I don't know much about HOAs and really don't get involved in that type of community politics. I just thought that I saw somewhere that our HOA still has builders in it (re: hospital vote). Don't the home owners take control of an HOA once a certain percentage of homes have been sold? At what point does this happen?

    Homeowners take control of an HOA once a certain percentage of homes have been settled. You'd have to check your HOA docs. Asking what that status is would be a great question at the next HOA meeting.

    It's somewhere on this forum. The search turns up the whole thread so it's hard to find. Cliff answered this last year. I thought it was 75% with the projected date as 2007.

    5 developer HOA members.. 4 community members currently. The ratio is controled by how much of the community is done and in the hands of owners. Obviously as you can see, Broadlands is far from being completed as of yet.

    The way its going ... we may see a homeowner majority by the HOA elections of 2006, perhaps sooner if Van Metre keeps building as fast as they are now.

    The board will shift from the current 5 developer, 4 resident configuration to 7 resident, 2 developer configuration somewhere around the 75% level.
    This transfer was actually delayed by Van Metre when they stopped allowing lots to be sold to other home builders. 5 companies can build homes a lot faster than just one.
