Hyde Park Application

    The plan is to build it at the highest point of Broadlands, along Belmont Ridge Rd. Hmm nice, if it is going to produce any noise then it will be heard miles away at night

    The last I heard a few weeks ago is that they plan on removing all the trees beginning in early 2024. I have asked for an update on that date but have not received anything new at this time.

    i hope they start soon. Generally, where birds are concerned, August through November are the best months for clearing trees. Early 2024 may not be practical due to the weather and by early Spring, local and migratory birds are getting established and preparing to nest. And, think about all the woodpeckers residing in tree cavities they will be cutting down. Sad.

    I've just signed up here, and have a few comments to share. We need to start talking to the Planning Commission project manager about the zoning. Almost all of the other data centers either in work or completed within a few miles of Broadlands are zoned PDIP, "Industrial Park". The Hyde Park parcel, as is Clydes, the School Board offices, Lidl, and the new rec center all all part of a zoning of PDH3, "Planned development Housing 3" as primary, and PDOP "Planned Development Office Park", not as "Industrial Park" I don't see the initial plan for this data center meeting the definition of Office Park by any stretch ! This needs to be addressed by Planning and Zoning. Definition of "Office Park" in the zoning is stated as "Primarily for administrative, business, and professional offices designed in a PARK LIKE ENVIORNMENT" No way huge data centers with standby generators and a massive substation meet the zoning catagory !

    Not only is the Broadlands data center going to result in deforestation with little replaced, but the same thing is going to happen along Belmont Ridge Rd west side all the way from Route 7 south in all that land along the road to Goose Creek. Unless people complain it it won't stop.

    Data Centers are a “by-right” use for Planned Development Office Parks.

    Yes, even though the zoning regulation states a data center is an acceptable use in a PD-OP, it is questionable that a massive industrial facility as the initial plan submitted shows does not meet the criteria for "Park Like Environment" also stated in the same regulation. This data center is too big and too nasty looking and sounding for a mixed use residential and office park area, in my opinion. With only one exception, all other data centers of this size are in PD-IP "Industrial park" zoned land.

    “Park like environment” is nice flowery language that, in reality, is meaningless. the specific requirements that must be met are spelled out in the Zoning Ordinance. I think section 5-664. It is far from “park like.”

    Unfortunately, I see a large issue in the entire 57 acres includes streams and wetlands with a a primary watershed into the Broadlands stream system starting at Broadlands Blvd near Clydes. The entire 57 acres provides naturally filtered water to our streams and wetlands and I'm afraid that massive building site is going to destroy that. I see that that the wetlands permit is still TBD. This needs to be addressed as well as I'm sure all of our residents that enjoy our natural areas and streams will be concerned.

    IMPORTANT: since there will be no public hearing for any zoning change (parcel is zoned to allow data center) if anyone has any issues with the site plan or the memorandums of review from the various Loudoun County depts, PLEASE make sure to submit your comments/concerns in the system by using the LEX (Loudoun Express) reporting system here :

    When you enter LEX, Drill down twice to select "Development and Use of Property in Loudoun County", then "Land Development Process"
    Make sure to reference the Eng plan: STPL-2023-0041 in your input.

    Also, I talked with the Planning Commission chair, Michelle Frank, and she also suggests copying the Broad Run BOS's chief of staff, Kent Erwin with any concerns. I'm doing both the LEX and email with my comments.

    For those believing a data center would be less “invasive” than houses or townhomes, along with the data center comes 84 diesel generators….

    Thanks for posting but if anybody thinks and believes that the data center will look like that they are sadly mistaken. I can't wait for all the blasting to start, hopefully those homes closest to the site will get inspected prior to the start on construction. Diesel generators as emergency backup power that must be fired once a year for testing. I love these data centers and non of them have solar on their rooftops. They claim to buy power from renewable energy to offset the power needs of the data centers but its all smoke and mirrors. This data center should not be built this close to residential. It provides no benefit to the neighboring community. I don't want to hear about taxes either because our taxes and fees keep going up every year.
