Porch Ceiling damage

    It appears that our front porch was constructed using interior building materials. They are not holding up to the weather. Has anyone else had this problem? I'm not sure who to contact for repair - painter, siding co., handyman,...? Suggestions welcome.

    That looks like you have a water leak....nothing big but you do not want to let that go. A handyman could do that most likely assuming that you have some good referrals. I know there are some that advertise in the news letter and you could search the forum.

    Get 2-3 estimates to be safe. Good luck.

    No leak. Everything is dry. Painter just poked at it to show me that it was interior drywall. Outer layer of paper/paint is peeling away exposing drywall beneath. We're not sure what materials should have been used.

    Try contacting your builder - may fall under a warranty issue if it was not constructed properly.

    Would not surprise me about interior materials being used. Our door to our deck was not sealed and had interior paint used on it. It rotted away within 4 years (we used wood filler to buy a few more years) and had to replace it. Happened to several neighbors.

    We had the same problem on our front porch. The use of drywall is not a "mistake" in your case. Not smart for sure, but that's what Van Metre uses. I scrapped the loose/peeling paint, went over the peeled parts with a base primer coat and then covered the whole ceiling with a new outdoor final coat. After one summer and one winter, no more problems. But now I know not to let it get wet from the hose when watering flowers, etc.
