Real Estate Assessments for 2006

    From my experience, it's a couple of weeks after having the final inspections done by Loudoun County (for both basement and deck).

    29% here. So has anyone had a reassement perfomed in the past?

    What am I getting for my 29%?!?!?!?!?!??! Is my water going to be 29% hotter? Is my mail going to get here 29% faster? Are the garbage guys going to be 29% quieter? Is my kid going to be 29% smarter? Am I going to be reimbursed 29% for all the tolls that I am paying? Is there going to be 29% less crime? Will I get a new traffic light?

    Seriously, the school that my kid will go to is 2 streets over and was built years ago. I am pretty sure it already has teachers.... I already have a fire department - Tell me how their costs went up 29%? I am also pretty sure I won't be getting a 29% raise this year...

    Can someone map out the real numbers?

    Something like "2000 new houses = x number of schools, y number of fire dept." And aren't there going to be people living in those new houses paying, what, oh yeah - TAXES to cover their schools, etc.

    Mine went up by 34%. I guess I'm lucky compared to some of the numbers I see in the previous posts. And I am pretty sure this is not including My finished basement which was finished in the summer of 2005.

    The school budget accounts for about 74% of the county budget. That's where all the money is going.
    How well is it spent? Well, you need to look no further than the new $26,000,000 Administration Building they built for themselves here in Broadlands, full of $1000+ leather chairs.
    Oh, and the approximately 20% pay increase employees have/will received over the last two years (2005 and the proposed 2006).
    Out of the 20 top paid county salaries, I think 15 are school employees.
    But if anyone dares suggest a cut in their budget, Hatrick sends out letters saying that all sports, music, and extracurricular classes will be cancelled and the furnaces will be turned off.
    You can all speak your mind to the Board of Supervisors right here in Broadlands. They will be having public comment sessions on March 1 and 2 at the School Administration Building. There are afternoon and evening sessions and you can sign up in advance to speak. They will give you a time, so you don't have to hang around for hours to wait for your turn. I'm already signed up!

    Here's another way our money is spent. Just gotta have this stuff: (From Loudoun County 2day, Dec. 23, 2005)

    ...a budget request from the mathematics department for the purchase of 43 Smart Boards will cost $86,000. Smart Boards connect a computer to a digital projector and allow teachers to write notes in digital ink. A Smart Board, which is a trademarked name, is an interactive white board or chalk board.

    The audio visual department has requested its own Smart Boards and also mounted LCDs for every high school classroom. The department also requested the replacement of cassette decks with five-disk CD players with CD recorders for each elementary school. Combined, the requests total more than $1.7 million.

    And let's not forget this:

    [FONT=arial,helvetica]...allow Loudoun County to be only the sixth district in the commonwealth to offer Mandarin Chinese to its students. The foreign language offering that was added to the school system’s FY 2007 budget, will begin as a pilot program in two county high schools—the two schools where students show the most interest—and cost more than $209,000.

    I probably shouldn't post on this topic since I don't (yet) have children in school and I don't (yet) have any experience working with this school district. But in general terms, I'm happy that our school district has well paid employees. If it ensures that the best of the best teachers want to come here and make a decent living then our kids and community will be the better for it.

    I'm sure there's waste that could be trimmed. That's always the case. But again, in general, high level terms, I'm (a conservative who is) all for pumping money into public schools. My sister in law is a teacher in NH with a master's degree, and just a few credits shy of a Ph.D., special training for special needs kids, and the woman makes less than $40k.

    Anyway... I'll shut up now... my post is long enough and I think I just hijacked the thread.

    Us too but it's more like 46.5%. Whoo hoo, we could sell our house for higher..oh but wait, so can everyone else.:bs:

    Ours went up ~150K ~29% increase. All I can say is there isn't room next year for a significant increase, cause this assesment is really close to actual market value. What sucks is that my mortgage just went up to account for last years tax increase (additional $100). Assuming the new tax rate it .97, I would have to add an additional $100 just to stay even. An additional $200 for taxes is killing my budget. This keeps up gonna have to move.

    I might agree with you except for the fact the county has no trouble recruiting teachers with the current salary. They fill their vacancies and new positions quite quickly.
    If spending more dollars equals better education, we'd be sending all our kids to the DC public schools. I believe they have the highest $/pupil ratio around.

    So, typically the "theme" is for asessments to be below the actual "Market Value" as they don't like to have to deal with all of the angry homeowners confrontaitons and requests for reassements.

    So if we all call and point out the fact that the assesments are for more than what we could realistically sell for, and request a reassesment, I think they would have to consider dropping the rate to below the prorpsed .97 per $1000 or at least let them know they went overboard this time and to think twice before the next assesments.

    So everyone be sure to call and request a reassesment and let them know how you really feel.

    We'll be fighting...

    My assessed value is higher then all but 2 sales in my area. Both of which have substantial exteriorl improvements my house does (fences, patios, etc)

    That's excluding two units on the block behind me that are for some reason nearly 100k higher then everything else. Must have been some really nice remodeling done to get that sales price :)

    Same model as my house, but with exterior improvements I do not have.. sold just last month for almost 30k less then my 'fair market value' assessment :(

    Everyone grab your pitchforks and torches.. we're heading to leesburg! :)

    Ours went up 40%. That's a big number, but honestly, the 2005 assessment was low--way low now that I look at it. Looking at the comps, the 2005 assessment was about 200K below market value. Now, it looks to be about right.

    Darn. I wanted to go get my pitchfork.

    so given the history of assessments in the past being less than market, can we appeal this year since in our case it is above comporable sales in our neighborhood? Is anyone else appealing?
