Shed Sizes

    Anyone know off the top of their head the max size for sheds? I thought it was 10 x 10 in Broadlands.

    8' x 10' (80 sf) and 8' high is the max listed in the guidelines on page 53.

    Thats correct and eventhough they are listed as "Guidelines" and not requirements, they still will only let you have an 8 x 10 shed - so basically, view the "guidelines" as requirements. But others can still have those 12 foot high, 20 foot by 8 foot wooden playgrounds for children in their back yards, which dwarf my shed and stand higher than the trees in the area,.......go figure.

    The guidelines are exactly that .. guidelines. Each case is reviewed based on the information provided as required.

    Dwarflord-
    you are incorrect, larger sheds have been approved. For example, large wooded lots, lots screened by trees and privacy fences are a few exceptions I can think of.
    We generally do not exceed the guidelines for the typical small lots that are surrounded by other lots where the shed has a high degree of visibility.

    Hmmmm, when I submitted my request for a larger shed, the response I got was that I could not build it because "the shed size requested exceeds the HOA guidelines" and that was all that was stated why I was denied. It didnt state that my request was denied because I didnt have a large enough lot (which I think I have-though not wooded), or that trees didnt screen the view, nor that it would be too visible by the neighbors (as if 2 extra feet are really going to make it anymore visible). This is why I had stated what I did in that earlier post. Nowhere in the "request denied" letter does it state anything other than that my request for the size was too large and exceeded the hoa guidelines. So based on my experience, the guidelines appear not to be guidelines, rather, they appear to be "requirements". Its just the problem I have is that I have a neighbor right behind me with one of those wooden child swingset things that stands over 10 feet high, about 20 feet long and about 8 feet wide. This is much more visible than an extra 2 feet I wanted on my shed, so where is the consistency in policy when my neighbor is allowed to build this behemoth of a structure, and I am not allowed to build anything 1/2 this size. It doesnt matter anymore, I already have ordered a smaller shed, im just illustrating my point and sharing my experience with the original poster. As I said, my experience shows that the shed "guideline" is more of a "requirement" and really not a guideline based on the rationale I received, thats all.

    There is no consistency. It is purely arbitrary in nature, hence my dissatisfaction with the whole process.

    Not knowing your location, or your address I can't comment on how the decision was made, but the decision was based on the guidelines and previous decisions made by the Committee.

    You do have a right to appeal the decision, and if denied again, to appeal to the HOA Board.

    There is nothing arbitrary in the decisions made ... they are based on the guidelines and previous approved submissions. All decisions are made with the following objectives:

    -- to maintain architectural and design quality
    -- to promote respect and sensitivity for the natural environment
    -- to encourage consistancy and continuity of design while allowing flexibility for achieving creative design solutions.
