Southern walk pool diving board

    I was kind of surprised it was still broken. I asked the guard at the front desk on the way in if he knew when it would be fixed, but he didn't speak English.

    Anyone know?

    Since Staci stopped managing the pools, I feel like they have been at best haphazardly managed. Staci did a lot of work to take care of them.

    Put the blame on the HOA manager, its her job to manage the contractors and vendors. Staci always did a great job with the pools!

    It has been fixed by using metal straps to hold an incorrect pad onto the metal bounce bar. The rubber pad is suppose to be round while the bar is square. I hope this is only a temporary fix. Over time the metal straps will rub on the board and possibly cause a fracture point.

    After talking to the guards and management for over a 6 weeks a lap lane was finally setup (communications problems between management, swim teams, and guards). But it is in the wrong place at the narrow part of the pool. It is across all the lap stripes and right where lots of people go back and forth. I have given up trying to get the correct one setup. The one in past years has been by the deep well where there is little traffic across the lane, and following the lap stripes.

    Also, in past years the children could ask for one side of the deep well to be closed for swimming. With multiple children swimming in the deep well at one time. This year if the deep well is closed only one person can be in the water. I guess this is an extension of the rule for when someone uses the slide or diving board. Even my kids (11 & 13) say this does not make sense.

    The HOA Board should first address the one shirking their duties! Then recruit Staci....

    And does this person who now manages the pool monitor this forum- they should - like Staci did. It would go far for communication.

    Another question...how long are the breaks at SW pool? The last few times it has been 20 minutes.

    To quote the great philosopher Spock: "The needs of the many outweigh the needs of the few."....or something like that.

    And I wasn't thinking of a free capacity, but a paid one. She would probably save more than her salary in reduced maintenance of the pools and equipment.

    Case in point: We used to have High Sierra do our pool maintenance. They almost destroyed some equipment and Staci got them to pay for other things that were damaged. We then got rid of High Sierra.
    The HOA has rehired High Sierra to maintain the pools and...surprise!...pool expenses are unexpectedly high this year. Given past experience, I am not surprised.

    There's another wise saying....."Those that do not learn from the past are doomed to repeat it."

    Cliff - not sure where you got your numbers from but that last financials I looked at showed us under budget for the year. Never know what may or may not happen the rest of the year but if you would like to discuss I would be happy to understand what you mean by "unexpectedly high" - you have my number.

    Quite frankly our staff at the HOA has done some very good work reducing expenses overall and continue to look for ways to reduce expenses daily.

    This is a temporary fix to get the diving board back in service while the necessary parts are on order for the permanent repair.

    Well, at one Board meeting I attended there was mention of some "unexpectedly high pool expenses." I think that was the meeting you missed a few months ago.
    As far as overall expenses, when I left the Board, our accountant was telling us we were acquiring too much excess revenue and could encounter a tax liability. Later that year, we had the highest increase in monthly HOA fees ever. Not sure what happened, but I found it quite surprising.

    Cliff, I think you took the "unexpectedly high pool expenses." out of context, and by posting that as a general statement here, might be causing some confusion. As Brian indicated, as of right now, we are under budget for the year in regards to pool expenses (and that might change, but that's a snapshot of our current situation). In regards to your last comment, as I am sure you are aware, things change over time when it comes to financials. You are correct about your recollection of the comment made regarding excess revenue. What you failed to mention were the changes that occurred afterwards, in regards to reserves and other expenses, as well as putting in proper contracts in place, something that was not being done under the previous GM. For years while you were on the Board, we had been putting the very bare minimum aside per what was indicated in the reserve study. The issue with this is that over time, putting in the bare minimum eventually caught up to us and we had to 'bump up' the amount. I believe that's where the excess revenue went. Sometimes it's okay to be 'cheap', but you need to have some forward thinking of the long-term consequences. I'm sure our GM could provide you with more information at our next Board meeting.

    Our new GM has done a wonderful job over the past year 'getting our house in order'. I think we've done a good job doing this, while still providing great, and cost-effective services to our residents.

    I don't see the great job being done by our new GM. Examples of neglect in the Broadlands Community: Walking Trails- asphalt is popping up all over, tree limbs at eye level on walking paths. Mismanaged pools. Trash along the roads and paths. Street lights out everywhere and they also desperately need painting. I could go on... Board members you were voted in! You can always be voted out!
