Are there any HOA rules or regulations about:

    1) Adding a decorative window to the 2nd floor of the house
    2) Stained glass

    Thanks.

As I read the guidelines, I doubt stained glass is allowed. The guidelines are pretty clear:

"Individual replacement windows must match or be compatible with existing windows in design, configuration, material, frame width and color."

    "Windows shall have clear glass"

Submit an application and see what happens.

You can always have one made that just fits in behind the clear glass of the current window. I have one like that. It looks great!

Thanks. We're looking to cut out a new window where there is no window- on the side of the house. I guess that's what we're trying to find out.

While most HOA rules make intuitive sense, this one has me puzzled. What's wrong with stained glass windows? Most of the them I have seen are very attractive and add some character to the house.

So adding a window is okay as long as the glass is clear?

Applications for additional windows need to be submitted and approved. The requirement for clear glass assures continuity, and is intended to disallow "tinted" or "blackout" windows, but decorative windows can be considered on a case by case basis. The size, design and apprpriateness to the existing architecture would all be taken into consideration.
