Transfer of Title Fees?

    We have a house that has both me and my husband on the title. I want to take over the mortgage payments and transfer the title in my name. Is there a fee involved for just the transfer of the title? If so how much would it be roughly for this area? I was looking on the loudoun county real estate tax website but did not find anything.

    In Virginia you can have your name on the deed and not on the morgage and vice versa (name on the mortgage and not on the deed). However, if you want to remove a name from the deed, I believe you need to sign and file a quitclaim deed. It is best to talk to an attorney.

    If your husband is on the loan you will need your lenders approval to take him off. They almost never give it. They will want you to refinance and the settlement company will change the title. If the current loan is in your name only the you can contact a local title company and have them file a Quick Claim Deed to take him off. Shop around because fees very.
