Wanted: House in Ashburn

    We're looking to move from our townhome into a single family home in the Ashburn area. Would like three or more bedrooms, 2 1/2 bath, 2 car garage, basement (finished or unfinished) and at least some of a yard. Bedrooms larger than 10x10 are a must.

    We're not looking for any particular homebuilder's model, but I know we've liked the Aspen models we've seen from Van Metre. We're open to whatever strikes us as "home."

    So if you are putting your home on the market soon or know someone who is, please keep me in mind! Just PM me with any info. Thanks!

    There is a home for sale by owner on Highview Trail Place. It is the model that is smaller than the Parkdale. I cant see the phone number from here so you will have to drive by if interested. (it is not my house)

    This isn't the one that was REO, is it? 22109? That one is an Aspen model.

    No... Debbie, I just learned that one IS sold. (The new owner was there this weekend.) They haven't moved in yet, but it is sold. So the FSBO is a different one, and must be farther toward the end of the street. I'm not sure which one.

    i have a townhouse that meets those specs...ya want it??? :) close to 2800 sq feet........nice view of the back of glory days....don't pass up this great deal!

    Thanks - I'll go by and take a look. Might be out of my price range, though.

    REO (I had to look it up when I saw it) is Real Estate Owned. Could be foreclosure, bankruptcy, or some other situation like that.

    i know someone that will be looking to sell soon in Lansdowne - i think it meets your specs. not sure if you're looking to move up North of Route 7, but PM if you want more details.

    We're trying to stay as convenient to a DC commute as possible. Although Lansdowne isn't much further, it's further from the Toll Road and Loudoun County commuter bus, which is a negative. We would like to stay under $650,000 and I think that may rule out Lansdowne anyway. Thanks for the tip, though!

    I called the number on the sign today and the guy said he is asking $698,000. That doesn't sound realistic considering it looks smaller than many of the other homes in the neighborhood. Plus no deck or patio that I could see. But I'm no real estate expert, either.

    There is a Stanley Martin SFM foreclosure in Brambleton on Pecos Lane, I believe it meets your price requirements. Never been lived in.

    You seem to be aiming a little low. In this slack real estate market, you should easily be able to get a house with at least 4 large bedrooms and 2 bathrooms on the upper level. I checked realtor.com and there was one Broadlands house that said 4400 sq feet, 5 bedrooms and 4.5 bathrooms for $624K.

    You're right that most have 4 bedrooms, 3 is just our stated minimum. The one you found I think is on Park Brooke and has a contract on it. Additionally, it doesn't have much yard to speak of, which is another preference we have. I didn't go into much detail before but having a yard with space for a child to play in is desirable as well. Finished basement is optional.

    Some areas in Ashburn have nice houses but are spaced very close together allowing for little or no yard. We've looked at homes on Park Brooke, in parts of Broadlands South, and in Belmont Greene, and those houses, while very nicely appointed, just don't offer much in the way of outdoor privacy (depending on whether a specific property backs to trees).

    I guess my point is that aside from the basics of number of rooms, our big sticking points are: not tiny bedrooms and a medium sized yard (or bigger). Going into our house hunt I didn't think I was overly picky but now I feel like I am. Of course, when I first started looking late last fall there were many houses I liked but we weren't ready yet!

    A few houses in Broadlands North for sale:
    *Fling Ct
    *Chickacoan
    *Marsh Creek
    *Springwell
    *Goodwin (large fenced yard)

    The last 2 are nicely below your budget so maybe some extra $ for desired upgrades?

    Much as I hate to announce this our home on Wingfoot Court (Van Metre Spruce Model on cul-de-sac/pipestem) will be going up for sale in April.     No...not planning on it. But like I mentioned in another posting, I'll always have the best of memories being a Broadlands resident and will drop by the forums every once in a while.

    We are getting our home in Broadlands ready for the market. We have four large bedrooms, 3.5 baths finished basement on a .34 acre cul-de-sac fenced lot. It is a Washington Homes "Landan" model with hardwood on main level, and upper hall, granite, and a fifth bedroom in the basement.It is about 3800 sf. We don't know the exact listing price, but it will be in your price range. Let me know if you would like some photos!! Thanks!

    Thank you to everyone for your comments and help. We now have a ratified contract on a house in Ashburn Village. I love Broadlands and would have preferred (based on no true facts at all, just emotion) to have lived there, but there are some advantages to staying in the Village - particularly that a wonderful house came on the market at just the right time at just the right price on just the right street.

    Now comes all the details of the move itself. Fun stuff, but should have a happy ending. :)
