Tenant Info – Amenities

OWNER INFORMATION>>

If an owner wishes to transfer their use of the Broadlands amenities to their tenant, the owner must submit the following 3 items:

1. Absentee Owner Statement Form:

The AOS form needs to be emailed to the HOA at info@broadlandshoa.com so that the owners can transfer their rights for all the Broadlands amenities, which include the three Broadlands pools, the Fitness Center, the privilege to rent the Community Center, access to the tennis court reservation system and resident-only events. The owners must fill out the (AOS) Absentee Owner Statement Form before their tenants can acquire privileges to Broadlands amenities. Once completed, the AOS form will be valid for the duration of the tenant’s lease, unless the owner suspends the privileges of the tenant, or the tenant fails to abide by the rules of any facility. Use of the Broadlands amenities is subject to the owners and tenants remaining in good standing with the Broadlands Association. The use of Broadlands amenities will only be granted to either an owner or a tenant. In no instance will privileges be granted to both.

2. Submit Lease:
Leases must be fully executed and signed by both parties and emailed to info@broadlandshoa.com. Access to amenities will only be granted through the end of the lease date at which time a new AOS and updated lease should be submitted should the tenant extend or renew their lease.

3. Submit Owner Directory Form to FSR:

(FSR) FirstService Residential is Broadlands’s property management company responsible for maintaining owner accounts. Please email the Owner Directory Form to FSR at ar.dcmetro@fsresidential.com to update your contact information, your property manager’s contact information, and/or tenant information.

TENANT INFORMATION>>

Tenants will be able to access the Pools, Fitness Center, Community Center Rentals, and Tennis Court Reservation System only if an up-to-date AOS and lease are on file with the HOA. Upon an owner submitting an Absentee Owner Statement (AOS) and fully executed lease, the tenant now may begin to apply to use our amenities. Please review the application process below for each amenity.

FITNESS CENTER ACCESS FOR TENANTS>>

Once an updated AOS and lease have been sent to info@broadlandshoa.com, tenants may begin to apply to access the fitness center by completing the Tenant Fitness Center Agreement. Each access card is $25. For details on how to apply, click HERE>>

Once a completed AOS form and lease have been sent to info@broadlandshoa.com, tenants may begin to apply to access the pools. There is no additional cost to access the pools, however you must apply to have your pool household account set up. For details on how to apply, click HERE>>

COMMUNITY CENTER RENTALS FOR TENANTS>>

Once a completed AOS form and lease have been sent to info@broadlandshoa.com, tenants may begin to apply to access the Community Center for rentals. For details on rentals and pricing, click HERE>>

TENNIS COURT RESERVATION SYSTEM FOR TENANTS>>

Once a completed AOS form and lease have been sent to info@broadlandshoa.com, tenants may begin to apply to request access to the tennis court reservation system. For details on click HERE>>

LEASE RENEWALS>>

Upon lease expiration and/or renewal, it is the owners and/or tenants responsibility to notify Broadlands Association of termination or continuance of the rental of the Broadlands property. If renewing the lease, a new lease and AOS form must be submitted to info@broadlandshoa.com in order to reactivate existing passes, otherwise access will remain deactivated until further notice.
