Lately, I don't like Preeth palace much.... (especially buffet)

Taste has gone down. They take long time to refill the buffet entrees and keep some items empty for long time. I noticed this during my recent 2 visits.

    Did anyone notice this?

Noticed we will be getting ANOTHER chinese fast food place in Broadlands.

The dry cleaners on Truro Parrish closed and there is a sign in the window that says "Chinese Food Coming Soon"... 2 doors down from Cafe Opera!

Seriously??? I can't believe they would allow a Chinese restaurant just 2 doors down from Cafe Opera, which is my favorite Broadlands restaurant.

Cafe Opera used to be so good. Lately, I don't think the food is high of quality.

Couldn't disagree more. I'm a regular there and have seen no drop off in quality. Hands down the best Chinese/Asian restaurant in the area.

I order from there often also. I have found it hit or miss. In the past I loved the food but, it seems that there must be different chefs because sometimes every dish is delicious, sometimes every dish is pretty bad.

same here, it does seem that there is a large quality difference between the different chefs (all restaurants need multiple chefs in order to operate 7 days a week).

    I concur with VACLIFF!

Putting a Chinese takeout 2 doors away spells moronic, greedy landlord.

Whatever Chinese takeout/restaurant moves into that spot won't last very long. Any owner that is dumb enough to attempt such stupidity, probably has very little, to no business acumen to properly run such an establishment. I give them 6 months before they shut down.

What REALLY has me wondering is what kind of lender would offer money for such an endeavor? Seriously, I thought small business lending was still a bit tight these days; what kind of lender would put money up knowing this place would be going next door to an already established and highly praised restaurant of the same type? :conf2:

I realize this is a matter of opinion and taste, but I really have a hard time believing that they serve meals where every dish is bad. But then, your standards could be up there in the stratosphere somewhere, well above us commoners!

and what LANDLORD wants to have a failing plaza? i understand a money grb but doesn't it make MORE sense in the long run to make a successful plaza that doesn't keep dying, one store at a time?

I can't think of many Ashburn plazas that do it right- maybe the one with Banjara in it- not too too much turnover there. and it's older, been around awhile. Southern Walk- ehhh. hit and miss. but NONE of these little plazas impress me as doing what it takes to generate biz and match the businesses they put in with the needs of the community.

Gang - the spaces on Truro Parish are condos. There is no landlord. Either the Chinese restaurant bought the space, or he's renting it from the dry cleaner owner. Not saying that it's a good business move given the competition, but let's get facts straight before we go on another developer/landlord bashing thread.

Partially correct. Although they may be individually owned, they are still required to follow the condo association rules administered and managed by Tetra. If there is a non-compete in the contracts, then it doesn't matter who the dry cleaner sold it to....they are required to know the rules of the condo association. Kind of like having to follow HOA rules. Whether you know them are not, you are bound by them.
That being said, I do not know if there is a non-compete agreement, or if this business is violating it. I had lunch at Cafe Opera today and they also did not know.

i don't think we're BASHING, just pointing out that the obvious might happen again- the wrong biz going into the wrong space, dying, failing, and bringing the plaza down...

landlords aren't alone in the blame when it happens but they certainly DO share it.

the plaza was allegedly foreclosed on acc. to scuttlebutt and internet rumors- I wouldn't be surprised to see them all close and hopefully relocate in Ashburn. but where could 5 guys go? there's already a burger joint on every corner around here... maybe the plaza with Ledos Pizza off of Portsmouth/Claiborne?

so what WOULD be a good idea for that location... hmmm... next to a hotel, against morning commuter traffic, not within walking distance of any neighborhoods, a huge Dave and Buster's like entertainment plaza? Arcade, indoor skydiving, rock wall, karaoke, laser tag, live bands... i wish i had $2M to create an indoor playground like that!
