Broadlands Medical Facility

    Homes around Reston and Fair Oaks Hospitals certainly have not gone down in price.

    "Natural Way Live" not in expensive house, it in cave. You want that why live Broadland? Make sense go Irak, Afghanstan. Also not "natural way live" to have hopsital next door. I laugh I read bertmv not about sad story but how people want every thing in all place. He/she say "drive extra minute" to Reston Hospital. I not say "extra minute" he/she say, sound like choice.

    Thanks for being upfront on your real concerns about BRMC.
    Some claim to be opposed because they are worried that
    LHC will go out of business etc. but I have not found any
    facts that support this. LHC projected they will be at 110%
    occupancy by 2009 when BRMC opens. They are supposed to be
    at 85% maximum according to state guidelines. LHC even
    acknowledges that Loudoun needs another hospital. Others
    claim that HCA is the big bad wolf. I haven't seen the
    evidence supporting that either.

    Since we agree that opposition is really about NIMBY,
    what "solid research" do you have on BRMC's effect on your
    property values? How about the effect of having 7 low rise
    office buildings (5 story) with virtually no buffer zone?

    The BRMC property is zoned for offices and was marketed by
    the developer for that purpose. I've seen the drawings that the
    developer drew up. Seems to me like that would be a whole
    lot worse aesthetically. The Sherriff's dept. has told an
    HOA board member that crime would be less because BRMC would
    be open 24/7 as opposed to offices which are empty after dark.

    I bet your property values will be alot better with BRMC
    than an office complex and with the zoning process we will
    have some say. The land is already zoned for the offices and
    no additional zoning approvals would be required.

    Homer,

    You are dreaming about a park. That is 57 acres of prime
    commercial land. It will never become a park no matter how
    much the homeowners in that corner, the HOA or the Board of
    Supervisors might want it. Besides, downzoning it now would
    never withstand a court challenge.

    Who says that LHC can "fiddle" with the COPN? That was already
    approved by the state.

    I have no research. If you go back in my posts you will see that I have been asking for research pro or con, but nobody seems to be able to provide it. I found research on how group homes affect property values, but none on how a hospital (or office park for that matter) affect them.

    Being concerned about property values is NOT a NIMBY type opposition. Don't even try that with me. Our home is a huge investment for us, and I for one am not willing to risk that investment for NO benefit to myself at all. I have mentioned before and I mention it again that I did not know what would be on the other side of Broadlands, the smiley lady at Ryan homes told us there would be more homes. I'm glad you saw the drawings, I did NOT.

    There are literally hundreds of hits. Of the few I looked at, none</u> indicated a decrease in property values.

    I would invite anyone that is concerned about the effect of a hospital (or even a "mental hospital") to do their own research on this subject. I would think that those living across the street from the proposed BRMC site would be particularly motivated to find a study showing a negative impact.

    Personally, I do not think that BRMC would have a negative impact on our property values. I'm basing this on my perception of property values around other local area hospitals, particularly INOVA Fairfax (which I am quite familiar with).

    If anyone can find something that says property values would/could decrease, I would be interested in seeing it.

    I've been to Inova Fairfax. It fits in nicely with the area. You also have to pay to park and I wonder if the overflow parks in the neighborhood. As far as the neighborhood goes I don't recall seeing $700K single family homes right across the street from it. That area is also urban. Maybe I'm wrong on that. I don't think it will affect property values in the near term. I think it only would affect the individual buyer's decision. (I.e. do we want to live right next to a hospital when they are building new homes in Raspberry hills, etc...) That type of thing.

    Let's imagine you are shopping for a house today.
    Would Yourather buy a house on a busy road with traffic 24/7 or the same house in a quiet neighborhood with an office building say about the size of the three block buildings in Ashburn Farm that close at 10pm daily?

    Would you be willing to pay the same price for each house?

    If I had a choice, I would prefer that my home was not across the street from an office building or a hospital, that my home was a 10-minute drive from my office, and that a low cost, high-quality and sparsely crowded shopping area was only minutes away. Oh, and I want it to be on a golf course that I have exclusive membership to so that I could play whenever I wanted.

    Of course, that home does not exist in my budget. At least I have my home in Broadlands, though. I feel lucky to be living here, and if I had the choice between a small hospital or an office park across the street, I would prefer the place that could save my life in an emergency.

    I also note that there is a waiting list dozens (maybe hundreds) of names long of people trying to buy homes in Broadlands. Van Metre is awarding lots by lottery. I bet those lottery winners feel pretty lucky, too. It seems to me that the prospect of BRMC in Broadlands has not made one lick of difference in the demand for homes in Broadlands.

    Also, although it is your own imagination, I reject the "spin" in your competing visions. You are in health care, so you know the answer to this question: what part of a hospital does the majority of after-hours business? I submit that it is the emergency room. In the case of BRMC, access to the emergency room will be on Belmont Ridge Road. Thus, the majority of the after-hours traffic will not even be in Broadlands. And, IMO, normal daytime traffic will be about the same for either a hospital or an office park (seven 5-story buildings, more than twice the size of what you have spun in your post).

    So, please spare me the scare tactics based on your vivid imagination. Like I said, if someone can point me to a fact-based</u> study that indicates our property values will go down, I would be interested in seeing it.

    The "busy road, traffic 24x7" excuse doesn't wash with me. Everytime I have gone to LHC or to Lansdowne for golf or dinner (somewhat often), I have NEVER had an issue with traffic. My wife worked at the professional bldg next door to Reston hospital for years and traffic was never an issue there either. Hospitals in general do not generate alot of traffic.

    Give me a hospital anyday over an office park.

    Why are people spouting about property values decreasing in this area? For heavens' sake, home prices around here have appreciated beyond anyone's wildest dreams. It would take a nuclear waste dump with power lines overhead and a sewage treatment plant next door just to slow down rising home prices. I'm neutral on the hospital, but the argument about it hurting home values around here is just ludicrous.

    Sorry I have not read through this whole thread but I have a question I hope someone can answer. If the Hospital is build will it be done before or after the preposed widening of belmont ridge all the way to 7 and the preposed extension of claiborn to 7?

    If building a hospital there will freaking get those things done then traffic would decrease dramatically. Not necessarily how many people travel on the roads but on how long it takes you to get somewhere.

    I'm not emotional about this issue. I'm pretty much indifferent to the hospital. I think the county needs another one, and if BRMC is our only chance to see one in the next 5 years, so be it. I would also change my position if I could be convinced that BRMC would have an adverse effect on the value of my home.

    This is not the first post in which you have tried to scare us with the "24/7 traffic" claim. I think this is a scare tactic; and a completely bogus one at that. Please don't read emotion into this; I was just attempting to debunk your argument.

    I found this on VDOTS site - scroll down towards the bottom under Secondary and there are 3 listings for widening Belmont. Completion dates ranging from 2004 to 2015. ugh.

    Those dates are for the entire project. This is the one that caught my eye:
    VDOT VA 659 (Belmont Ridge Rd.) widen VA 625 to VA 7

    VA 625 is Sycolin Rd/Ashburn Farm Parkway. So, the widening of Belmont Ridge from Sycolin to Route 7 (from 2 lanes to 4) is scheduled for completion in 2004. That doesn't sound too bad to me, although I don't see it happening by the end of this year!

    With growth such as the exploding growth here in Ashburn,(I've lived here since 1989) comes change-natural change. Additions of grocery stores (several) resturaunts office buildings ect... This has been happening for several years since I've been here. The way I see it, Ashburn is exploding the fastest in Loudoun County. With this excelerated growth comes the need for medical care. I believe, as do many others I know that LHC cannot handle the volumes of people in need of health care. Another hospital it has been determined is needed. Why not where the MAJORITY of the people are- this is my friends Broadlands/Ashburn, by the way I am in no way convinced people would stop buying here because of a hospital that would be there to HELP meet the medical needs of the community.

    I tend to agree with this point by Dutchml. Home values appear to be driven by supply and demand. This area has low supply and high demand and likely will for the foreseeable future. That said, I think the issue is more one of desirability. Some people just don't think it is desirable to have certain things in their neighborhood, regardless of effect on home values. Bums sleeping on the steps of multimillion dollar homes on Manhattan's Upper East Side have no apparent effect on property values, but most people would nevertheless prefer that they not be there.
