1 year inspection, home inspector suggestion

    All

    We are up for 1 year warranty inspection of our newtown home, would you plesae suggest any home good inspectors? and aslo can you spare your experiences after the inspection, any issues, etc with VM

    yeah you should prolly stick to a ASHI-certified inspector.

    in my experience with Van Metre, and compared to many of my friends and neighbors, I can say that the good approach to take is one of polite persistence. Make sure to document everything but do not be a pain in the arse about it. Do not push or make threats. If you have something that is "questionable", and not covered, keep in mind that you can try to reason with them maybe not push on something as important.

    Kill them with kindness because then, they work WITH you and will actually help with things that are outside of what is written in the book (within reason). Caulking is a good example...as I think this is basically not a covered item in most areas, but is not hard for them to re-do.

    And just beware of the sub-contractors. Do not deal with them if there are issues. Use your Van Metre customer service person and make them aware of any issues immediately. I learned my lesson with that one. And if you find something that is a quality issue, like the stain on the stair railing stinks or you have a noise in the hardwood you are not happy with... put it on the list and get their response.
