2007 Broadlands budget

    Hi folks-
    We had our first few go-rounds with the budget for next year. It looks like the following fees will be in place for next year. We hope to finalize the budget at our next Board meeting in November.


    single family homes
    2006: $61.00 2007: $61.00 (all rates are per month)

    single family-private streets
    2006 $73.00 2007: $73.50

    townhomes
    2006: $70.00 2007: $75.50

    courtyard homes
    2006: $108.50 2007: $110.00

    The big jump in townhomes is due to the huge increase in the number of townhomes and private streets that must be maintained by the HOA. Costs for paving work have risen substantially over the past few years. We completed a new reserve study this year that indicated this level of increase, at a minimum, is necessary.

    Just curious as to what is included in the SF Home "Private Streets" rate vs. Public Streets? Is this for Snow Removal, Repairs, etc.?

    We have a couple of streets that are single family homes, but the streets are private (maintained by the HOA), not VDOT. They're located off Chickacoan Trail Dr.

    The increase in the rates for courtyard homes and single family/private streets is also due to the increase in reserves for street maintenance.

    I believe you fall into single family private streets as well.
    Might be a few more out there too, if you feel nelected!

    Actually I thought Overland fell into "Courtyard" catergory - dont they get their lawns,etc.. done by HLS?

    Well, that's partially true. Some get landscaping and some don't. The Van Metre section homes get the landscaping done, but the Washington Homes section does not.
    To make it more confusing, the Washington Homes section are actually attached homes and considered a "townhouse" by the county, but the HOA treats them as "single family" as far as our guidelines go. So we call them "Single family on private streets" when they are actually "attached homes on private streets", not to be confused with townhouses which are also attached homes on private streets. Whew!!

    Cliff,

    What is the projected frequency of paving work for the townhomes? The recent paving seemed to cover the majority of townhome streets. I believe it was the first time the oldest streets in BL North were repaved but many of the other streets included were only a couple of years old. Feel free to correct me if I'm wrong. Can we save some money by only doing each street every x number of years and not all at once?

    I believe the life expectancy (as planned for in the reserves) of a street is somewhere around 8-10 years. I don't know for sure, but Wes has the exact numbers. I believe the only townhouse street we completely remilled was Bankbarn Terrace.
    Most other streets had patchwork done, cracks filled, and a number of streets were sealcoated. This type of work will occur with more frequency as the streets need it.
