We're upgrading to granite counters and I want to get a new cooktop at the same time. Hate this GE gas cooktop. I'm considering induction or halogen.

Has anyone replaced their gas cooktop with an electric one? Not sure if we'd need an electrician to run a line, if it's already there, etc.

    Thanks!

Additionally, I reviewed the Homeowner Documents and did not see the requirement to get HOA approval if we need to run a 220 volt line to the cooktop. Is it required? I will get the requisite county permit.

Please note the requirements for needing Modifications Subcommittee review:

" .. any clearing, grading, construction or improvements must be reviewed and approved by the Subcommittee prior to implementation. Such construction or improvements include any visible additions, alterations or modifications to the exterior of properties or homes within Broadlands, whether permanent or temporary."

internal changes that are not visible do not need review.

Gas cooking is da bomb... why would you want to go electric?? :)

I don't see emeril (BAM!) using a light bulb to cook his stuff... doesn't the tastybake oven use a light bulb ? =)

We replaced our gas cooktop with an electric when the house was built. The contractors didn't read the spec's and put a gas line to the stove. I made them pull the line for safety reasons. I don't remember if the electric was already available or if the electrician had to come back.

You could try to check the wall behind (or area around the stove if in the island) the stove with a flashlight to see if the electric was available.

For Emeril, We have the knobs to turn for use on our flat top.

I've had both electric and gas in different houses - I prefer gas cooking. When you turn the heat down with gas - it's down immediately - not so with electric.

ah, but i beg to differ. i'm looking into induction. the cooktop never even gets hot! all the work is done by my lovely all-clad pots.

that said, i'm still on the fence. might keep the gas and upgrade the crappy GE cooktop. eenie meenie mynie moe...

I love cooking with gas, but I hate the range top. I want to do some research to find out if gas and ceramic top go together, would love a ceramic range top.

Also, who are you using for the granite counters? That is next on my list after the sprinkler system, and would like to get an idea for cost etc.

    gammonbabe,

Actually, I thnk we are going back to gas. We found a Dacor range with lots of BTUs and two simmer/sear burners (it's the PGM365). We are still looking at the granite installer. We're looking at HomeSpaces and GraniTech. HomeSpaces is coming in a little higher but we like what we've seen. GraniTech was at the home show this past weekend and had a great deal of $89/sq ft with everything (except the cooktop) included. We have about 85 sq ft of counter so the price will be about $7600 (plus about $1365 for the cooktop).

    Hope this helps.

As far as lawn sprinklers go, we got a quote from Biogreen for $3500 and they do yearly service as well ($320/yr for the program we'd do). We're waiting on one more quote but from what I understand, that's a decent price for this area.

I got quotes from multiple companies on the sprinkler system. Biogreen was on the high end with 5100, we get a little more from Allen for 4000. Also, what really concerns me is the hesitancy of the Biogreen guys to use the county waterline as tie in, they say the county inspectors are hard to deal with and they want to try everything to tie into the basement. Allen did not seem to have any problem with the idea of going outside for the drop.
