BOS Public Hearing 1/11 on Broadlands Zoning App

    The Board of Supervisors is holding a Public Hearing tomorrow, January 11, at 6:30pm in the Board Room of the Government Center in Leesburg. The Broadlands Zoning Application is on the agenda. You can see the entire application at

    The Planning Commission is recommending approval to the Board. The Staff recommendeds denying the application. The reasons for the Staff disapproving were:

    "1. The proposal does not conform to the land use policies recommended in the Revised General Plan and the Toll Road Plan. The applicant is proposing to convert an approved office area that currently conforms to the Plan to residential use.
    2. The proposal eliminates central dining facilities, housekeeping services, and potential healthcare / nursing services from the approved adult housing facility.
    3. The amount of available commercial land in the County will continue to erode if the application is approved."

    I'm guessing this is easily approved, as it contains a new proffer for road improvements on Broadlands Blvd. It seems that as long as a company offers money for roads, it's getting approved no matter how many new residents it's going to bring in. One thing that's interesting, converting office to residential apparently reduces traffic. Also, I would guess that converting the "adult housing" from a assisted-living facility to an "adult-active" community would be a plus to property values. Of course, some seniors may not appreciate it.

    I also got Van Metre to build a tennis court by the adult facility that will be available for HOA use. They also added a tennis court to the apt complex.
